PLEASE TAKE NOTICE: That an application has been made by Reggie Deljanin for a variance to permit the construction of a new 1 story Two Car Garage on the premises commonly known as 137 Second Avenue in the Borough of Westwood. Said property is also known as Block 1001, Lot 7 as shown on the Tax Assessment Map of the Borough of Westwood, New Jersey.
A variance is being sought from the following requirements of the Zoning Ordinance of the Borough of Westwood:
Permitted Maximum Impervious Lot Coverage is 40%. The Lot Coverage is proposed to be 45%. 48.1% is existing.
and any other variances that may be required as determined by the Board during the course of the aforementioned hearing / review.
The variance(s) sought are necessary by reason of the provisions of Article(s): 195-109 Schedule A of the Municipal Zoning Ordinance.
The property in question has the following dimensions: 50 feet wide x 156 feet deep.
A public hearing has been ordered for May 4, 2026 at 8:00 PM in the Hearing Room at the Westwood Municipal Complex, 101 Washington Avenue, Westwood, New Jersey 07675, and when the case is called, you may appear in person, or by agent, or by attorney, to be heard either as favoring or opposing the granting of this application.
The NOTICE is given to you by the applicant by the order of the Zoning Board of Adjustment. The application, plans and other pertinent documents are on the file at the Westwood Municipal Complex, Building Department, during regular business hours (7:30 AM to 3:30 PM) Monday through Friday, excluding holidays.
