By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Stephen A. Strout and Mary E. Strout A/K/A Mary Ellen Strout to Bank of America, N.A., dated March 21, 2013 and recorded in Plymouth County Registry of Deeds in Book 42896, Page 109 (the “Mortgage”) of which mortgage U.S. Bank Trust National Association, not in its individual capacity but solely as Owner Trustee for RCAF Acquisition Trust is the present holder by Assignment from Bank of America, N.A. to Federal National Mortgage Association dated December 9, 2014 and recorded at said Registry of Deeds in Book 45048, Page 171, and Assignment from Federal National Mortgage Association to Ajax Mortgage Loan Trust 2020-C, Mortgage-Backed Securities, Series 2020-C, by U.S. Bank National Association, as Indenture Trustee dated November 19, 2020 and recorded at said Registry of Deeds in Book 53854, Page 316, and Assignment from Ajax Mortgage Loan Trust 2020-C, Mortgage-Backed Securities, Series 2020-C, by U.S. Bank National Association, as Indenture Trustee to U.S. Bank National Association, not in its individual capacity but solely as trustee of NRZ Pass-Through Trust XIII-B dated July 11, 2024 and recorded at said Registry of Deeds in Book 59058, Page 310, and Assignment from U.S. Bank National Association, not in its individual capacity but solely as trustee of NRZ Pass-Through Trust XIII-B to U.S. Bank Trust National Association, not in its individual capacity but solely as Owner Trustee for RCAF Acquisition Trust dated February 5, 2025 and recorded at said Registry of Deeds in Book 59703, Page 150, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 244 Hedges Pond Road, Plymouth, MA 02360 will be sold at a Public Auction at 3:00 PM on May 15, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:

The land with the buildings thereon, situated in Plymouth, Plymouth County, Massachusetts, shown as Lot No. 4 on plan entitled, 'Subdivision at little Hewing Pond, Plymouth, Mass., land belonging to William W. Hall and Parker L. Barnes, Scale 1" = 100' dated February 8, 1971., Westgate Associates, Engineers", which plan is filed in the Plymouth County Registry of Deeds. Said Lot No. 4, as shown on plan hereinbefore mentioned to further bounded and described as follows:
Southwesterly by Lot No. 5, as shown on plan hereinbefore mentioned 133.11 feet, thence
Southeasterly by Lot No. 3, as per plan, 180.29 feet, thence
Northeasterly by the Southwesterly sideline of Hedges Pond Road, as per plan, 76.37 feet; thence
Northerly by the Southerly sideline of Hedge Pond Road, being a curved line, 113.20 feet, and thence
Northwesterly by the Southeasterly sideline of Hedge Pond Road, as per plan, 148.04 feet.
Meaning and intending to convey Lot No. 4 as shown on plan hereinbefore mentioned however otherwise bounded and described.
For mortgagor’s title see deed recorded with the Plymouth County Registry of Deeds in Book 9906, Page 253.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
