NOTICE OF SUBSTITUTE TRUSTEE’S SALE
STATE OF MISSISSIPPI
COUNTY OF 1ST DISTRICT HINDS
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated August 17, 2017, executed by THELMA WRIGHT conveying certain real property therein described to D. Jeffrey Wagner, as Trustee, for Mortgage Electronic Registration Systems Inc., as beneficiary, as nominee for Hope Federal Credit Union, Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Hinds County, Mississippi filed and recorded August 24, 2017, in Deed Book 7208, Page 7524; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Hope Federal Credit Union; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on June 3, 2026 within the lawful hours of sale between 11:00AM and 4:00PM at the main north front door of Hinds County Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Hinds County, Mississippi, to wit:
SW CORNER OF LOT 1, BLOCK B, OAKLAND PARK SUBDIVISION, A SUBDIVISION WITHIN THE CITY LIMITS OF JACKSON, MS, SAID POINT BEING ON THE NORTH ROW OF MCCLURE ROAD, THENCE RUN SOUTHWESTERLY ALONG SAID NORTH ROW 342.3 FEET TO THE EAST ROW OF MEADOWLANE DRIVE, THENCE TURN THROUGH A RIGHT FORWARD ANGLE OF 90 DEGREES 07 MINUTES FOR 89 FEET AND ALONG SAID EAST ROW TO POD; THENCE CONTINUE ALONG SAID EAST ROW THROUGH A RIGHT FORWARD ANGLE OF 3 DEGREES 30 MINUTES FOR 80 FEET THENCE TURN THROUGH A RIGHT FORWARD ANGLE OF 95 DEGREES, 33 MINUTES FOR 117.1 FEET, THENCE TURN THROUGH A RIGHT FORWARD ANGLE OF 81 DEGREES 04 MINUTES FOR 61.15 FEET, THENCE TURN THROUGH A RIGHT FORWARD ANGLE 89 DEGREES 53 MINUTES FOR 120.4 FEET TO THE POB AND CONTAINING 0.19 ACRES MORE OR LESS AND BEING IN THE SOUTHWEST QUARTER OF THE SOUTHEAST QUARTER OF SECTION 30, TOWNSHIP 5 NORTH, RANGE 1 EAST, HINDS COUNTY, MISSISSIPPI.
PROPERTY ADDRESS: The street address of the property is believed to be 3874 MEADOW LN, JACKSON, MS 39212. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed, and (3) purchaser’s tendering to Rubin Lublin, LLC, anti-money laundering information as required pursuant to the FinCEN Real Estate Report Rule. Failure to provide information, could result in rescission of the sale.
