BOROUGH OF DEMAREST
JOINT PLANNING BOARD
PLEASE TAKE NOTICE that the applicant, 75 Anderson Avenue LLC, owner of the property located at 75 Anderson Avenue, Borough of Demarest, Bergen County, N.J. 07648, also known as Block 85.04, Lot 3 on the Tax Assessment Map (hereafter referred to as the "Property"), has made application to the Borough of Demarest Joint Planning Board for variance relief from the Borough Ordinances in order to demolish the existing home and construct a new single family dwelling with related appurtenances. The proposed development requires the following variance relief that is being sought:
a) Minimum lot area_ 40,000 sq. ft. required; 14,534.23 sq. ft. existing;
b) Minimum lot frontage: 200 ft. required; 78.69 ft. existing;
c) Minimum lot depth: 200 ft. required; 183.74 sq. ft. existing;
d) Site yard setback variance: 25 ft. required; 20.53 ft. on the north side;
e) Site yard setback variance: 25 ft. required; 12.72 ft. on the south side;
f) Maximum Building Coverage: 15% permitted; 19.5% proposed;
g) Improved Coverage: 30% permitted; 34.46% existing and proposed;
h) Residential and Parking Coverage: 25% permitted; 34.2% proposed; and
i) Maximum Livable Floor Area: 22.5% permitted; 28.37% proposed.
The applicant also requests any additional approvals, variances, waivers, exceptions or any other relief which may be deemed necessary upon review of the application by the Joint Planning Board.
A public hearing to consider and take action on this application will be held by the Demarest Joint Planning Board on May 6, 2026, at 7:30 p.m. in the Council Chambers of the Demarest Municipal Building, 118 Serpentine Road, Demarest, NJ 07627. All documents relating to this application can be inspected in the office of the Borough Clerk in the Municipal Building, between the hours of 8:00AM to 4:00PM Monday through Friday (excluding legal holidays).
