NOTICE OF ORDER FIXING AMOUNT, TIME AND PLACE FOR REDEMPTION
TO: MOHAMMED S. SHEIKH; MRS. MOHAMMED S. SHEIKH, spouse of Mohammed S Sheikh;
TAKE NOTICE that an Order has been entered in the above entitled action fixing the amount, time and place for redemption of the property described below from the tax sale which is the subject of this action. The Order is dated April 13, 2026 and a copy of said Order can be obtained from the attorney for plaintiff, Honig & Greenberg, L.L.C., 1949 Berlin Road, Suite 200, Cherry Hill, New Jersey 08003, (856) 770-0990. Take further notice that if redemption is not made as set forth in the Order, you will lose any rights you have in the property. The record owner of the property is MOHAMMED S. SHEIKH. The property is located at 239 Buermann Avenue in the Township of Toms River in the County of Ocean and State of New Jersey and is described on the tax map of said municipality as Block 798, Lot 39 & 40. The Date for redemption as ordered by the Court is June 12, 2026 between the hours of 9:00 AM and 4:00 PM. The certificates being foreclosed in this action are listed as follows and recorded with the OCEAN County Clerk/Register: 22-00501, recorded on November 3, 2022 in Mortgage Book OR19214 at Page 1121. The amount required for redemption is $13,323.08 plus $4,903.55 in costs plus interest from February 17, 2026. The place for redemption is the office of the Tax Collector for the Township of Toms River, 33 Washington St. PO Box 607, Toms River Twp., New Jersey, 07854.
DEMAND A SHERIFF'S SALE. At any time prior to the entry of a final judgment of foreclosure, the Owner of the property, or his or her heirs, shall have the right to demand, in writing to the Superior Court, that the property be sold by a judicial sale as in the manner of a mortgage or an Internet action of the property through the office of the country sheriff to preserve any equity that may be in the property. If the property goes to sheriff's sale, the sheriff will hold a public auction sale and the property will be sold to the highest bidder. If the property sells for more than what is owed to the plaintiff, there may be surplus money available to pay other liens on the property or to pay to you.
