By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Laura E. Kielson to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Mortgage Financial, Inc., its successors and assigns, dated October 27, 2005 and recorded in Norfolk County Registry of Deeds in Book 23048, Page 302 (the “Mortgage”), as affected by a Loan Modification Agreement dated September 13, 2023, and recorded at said Registry of Deeds in Book 41463, Page 11 of which mortgage U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc. as nominee for Mortgage Financial, Inc. its successors and assigns to Nationstar Mortgage LLC dated August 21, 2013 and recorded at said Registry of Deeds in Book 31733, Page 233, and Assignment from Nationstar Mortgage LLC to New Penn Financial, LLC d/b/a Shellpoint Mortgage Servicing dated October 17, 2018 and recorded at said Registry of Deeds in Book 36371, Page 3, and Assignment from NewRez LLC f/k/a New Penn Financial, LLC d/b/a Shellpoint Mortgage Servicing to U.S. Bank National Association, not in its individual capacity but solely as trustee for the RMAC Trust, Series 2016-CTT dated September 5, 2019 and recorded at said Registry of Deeds in Book 37325, Page 545, and Assignment from U.S. Bank National Association, not in its individual capacity but solely as trustee for the RMAC Trust, Series 2016-CTT to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust dated May 5, 2023 and recorded at said Registry of Deeds in Book 41209, Page 63, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 45 Bradford Commons Lane, Unit No 45, in Building 3, of the Devon Wood Condominium, Braintree, MA 02184 will be sold at a Public Auction at 3:00 PM on May 18, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:
Unit 45, Building 3 (Unit) of Devon Wood Condominium (Condominium) created by Master Deed dated October 5, 1988, and recorded with the Norfolk County Registry of Deeds in Book 8123, Page 293 and by the Second Amendment to the Master Deed of Devon Wood Condominium dated February 21, 1989 and recorded with the Norfolk Registry in Book 8243, Page 617 on February 22, 1989.
The Unit conveyed is laid out as shown on a plan recorded in the Norfolk County Registry of Deeds in Book 8253, Page 427, which plan is a copy of a portion of the plans filed with said Second Amendment to the Master Deed and to which is affixed a verified statement in the form provided in M.G.L. Ch. 183A, Sec. 9. The Unit is conveyed subject to and with the benefit of obligations and duties contained in M.G.L. Ch. 183A and subject to and with the benefit of the obligations and duties, easements, rights of way and restrictions, and rights and liabilities as set forth in the Devon Wood Condominium Master Deed, Devon Wood Condominium Declaration of Trust, both of which are recorded with the Norfolk County Registry of Deeds in Book 8123, Page 293, and Book 8123, Page 334, and in the Special Amendment to the Master Deed, the Second Special Amendment to the Master Deed, the Third Special Amendment to the Master Deed recorded in Book 8124, Page 473. Book 8133, Page 577, Book 8151, Page 597, respectively, and the Fourth Special Amendment to the Master Deed recorded in Book 8197, Page 589.

Together with the exclusive right and easement to use parking space No. 3-45 as designated on the Phase 3 Plan, recorded as Plan 174 of 1989.
Together with a .201% undivided interest in the common areas and facilities as same has been amended of record by reason of additional phasing of said condominium.
The Condominium and each of the Units is intended for residential purposes and other uses permitted by the applicable Zoning Ordinances and as set forth in the Master Deed.
For mortgagor’s title see deed recorded with the Norfolk County Registry of Deeds in Book 23048, Page 299.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
