NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
Premises: 58 Captain Standish Drive, Abington, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Kristen Alberino to Mortgage Electronic Registration Systems, Inc. ("MERS"), as mortgagee, as nominee for LoanDepot.com, LLC its successors and assigns and now held by Lakeview Loan Servicing, LLC, said mortgage dated September 13, 2018, and recorded in the Plymouth County Registry of Deeds in Book 50303, Page 200, as affected by an Assignment of Mortgage dated June 20, 2019, and recorded in the Plymouth County Registry of Deeds in Book 51360, Page 237, as further affected by a Loan Modification Agreement dated June 9, 2020, and recorded in the Plymouth County Registry of Deeds in Book 53213, Page 189, as further affected by a Loan Modification Agreement dated December 13, 2021, and recorded in the Plymouth County Registry of Deeds in Book 56499, Page 210, as further affected by a Loan Modification Agreement dated January 24, 2025, and recorded in the Plymouth County Registry of Deeds in Book 59754, Page 41, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on May 19, 2026 at 12:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
A certain parcel of land, with the buildings thereon and all the privileges and appurtenances thereto belonging: situated in Abington, Plymouth County, Massachusetts being shown as Lot 205 on a plan entitled "Birchwood Knoll" plan and profile Plymouth Street, Abington, Plymouth County, Mass." Dated April 15, 1964 by Yunits Engineering Company recorded Plymouth Deeds Plan Book 13, Page 513 more particularly bounded and described as follows:
NORTHEASTERLY by Lot 206 as shown on said plan, 180.00 feet;
SOUTHEASTERLY by Captain Standish Drive as shown on said plan, by two lines measuring respectively 112.09 feet and 37.91 feet;
SOUTHWESTERLY by Lot 204 as shown on said plan, 181.96 feet;
NORTHWESTERLY by land of Craig and Loughman, as shown on said plan, by two lines measuring respectively 85.43 feet and 37.91 feet.
Containing, according to said plan, 24,605 square feet more or less.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor's Title see deed dated June 13, 2014, and recorded in the Plymouth County Registry of Deeds in Book 44417, Page 176.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
