NOTICE OF SALE UNDER POWER
Pursuant to the power of sale contained in the Security Deed executed by PETER OKWU to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS GRANTEE, AS NOMINEE FOR INDYMAC BANK, F.S.B, A FEDERALLY CHARTED SAVINGS BANK in the original principal amount of $135,000.00 dated August 15, 2006, and recorded in Deed Book 313J, Page 404, Chatham County records, said Security Deed being last transferred to DEUTSCHE BANK NATIONAL TRUST COMPANY, AS TRUSTEE FOR HOME EQUITY MORTGAGE LOAN ASSET-BACKED TRUST SERIES INABS 2006-D, HOME EQUITY MORTGAGE LOAN ASSET-BACKED CERTIFICATES SERIES INABS 2006-D in Deed Book 573, Page 766, Chatham County records, the undersigned will sell at public outcry to the highest bidder for cash, before the Courthouse door in said County, or at such other place as lawfully designated, within the legal hours of sale, on 7/7/2026, the property in said Security Deed and described as follows:
ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATED, LYING AND BEING IN THE COUNTY OF CHATHAM AND STATE OF GEORGIA, AND BEING KNOWN AND DESIGNATED UPON A SUBDIVISION MAP RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT, CHATHAM COUNTY, GEORGIA, AS LOT NINE (9), OGEECHEE HEIGHTS SUBDIVISION. FOR A MORE PARTICULAR DESCRIPTION OF THE PROPERTY HEREBY CONVEYED REFERENCE IS MADE TO A MAP OR PLAN OF OGEECHEE HEIGHTS, PREPARED BY PERCY SUGDEN, C.E., DATED APRIL 5, 1928 AND RECORDED IN MAP BOOK 2, PAGE 269, IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF CHATHAM COUNTY, GEORGIA. SAID LOT HAVING A FRONTAGE THIRTY (30) FEET ON DAWES AVENUE WITH A RECTANGULAR DEPTH OF NINETY (90) FEET TO THE PROPERTY OF THE UNION STATION COMPANY.
THIS BEING THE SAME PROPERTY CONVEYED BY THE UNITED STATES OF AMERICA TO LISA ADAMS BY SPECIAL LIMITED WARRANTY DEED DATED JUNE 11, 2004 AND RECORDED JUNE 21, 2004 IN DEED BOOK 271N, PAGE 244 IN THE OFFICE OF THE SUPERIOR COURT CLERK’S OFFICE OF CHATHAM COUNTY, GEORGIA. SUBJECT TO ALL VALID EASEMENTS, RESTRICTIONS AND RIGHTS-OF-WAY.

Said property being known as: 3004 DAWES AVE, SAVANNAH, GA 31405
To the best of the undersigned’s knowledge, the party or parties in possession of said property is/are PETER OKWU or tenant(s).
The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
Said property will be sold subject to the following: (1) any outstanding ad valorem taxes (including taxes which are a lien, whether or not yet due and payable); (2) the right of redemption of any taxing authority; (3) any matters which might be disclosed by an accurate survey and inspection of the property; and (4) any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
Said sale will be conducted subject to the following: (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed.
