PLEASE TAKE NOTICE that on June 4, 2026, at 7:30 p.m. the Zoning Board of Adjustment of the Township of Old Bridge will hold a public hearing on the application of Bentley Realty Group Inc. The public hearing will be held at the Municipal Courtroom, 1 Old Bridge Plaza, Old Bridge, New Jersey. The premises which are the subject of this application are located at 1043 NJSH Route 9 North & Downing Street, Old Bridge, New Jersey. Said premises are known as Lot 9.11, Block 4185.
The applicant is seeking Preliminary and Final Site Plan and Use Variance approval to convert an existing building, a former Friday's restaurant, into a Dunkin Donuts and Jimmy John's restaurant, office space and retail space. The shopping center in which the property is located contains a gym use which is not permitted in the CR zone and therefore, a use variance is required under NJSA 40:55D-70(d)(1). In addition, the ordinance does not identify a management office as a permitted use and therefore, a use variance under 40:55D-70(d)(1) may be required. As for the retail space, the applicant does not have a specific use proposed and therefore a use variance may be required as the CR zone only permits specific types of retail uses. The applicant also seeks variances for existing conditions for minimum required lot area, minimum required lot width, minimum required front yard setback to Route 9 and Downing Street, minimum required rear yard setback, minimum required side yard setbacks, minimum required landscape ratio, minimum required buffer to major arterial frontage and to exceed the maximum permitted freestanding signage area. New Variances are required for the number of parking spaces where 1,351 spaces are required and 1,118 are proposed.
The applicant also intends to request at the hearing such density, use and bulk variances and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and such other relief as the Board may deem appropriate.
The application for development and all supporting maps, site plans and documents are on file in the office of the Department of Planning and Zoning and are available for public inspection during normal business hours at the Municipal Building 1 Old Bridge Plaza, Old Bridge, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney and be given an opportunity to be heard with respect to the aforesaid application.
