MORTGAGEE'S SALE OF REAL ESTATE
By virtue of and in execution of the Power of Sale contained in a certain mortgage given by 651 Main Street, LLC to Conventus LLC, dated February 8, 2024 and recorded in Worcester County (Worcester District) Registry of Deeds in Book 70185, Page 320 (the “Mortgage”) of which mortgage CV Special Situations Loan Fund II LLC is the present holder by Assignment from Conventus LLC to CV Special Situations Loan Fund II LLC dated February 13, 2026 and recorded at said Registry of Deeds in Book 73203, Page 215, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 651 Main Street, Cherry Valley, MA 01611 will be sold at a Public Auction at 2:00 PM on June 15, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:

8) Parcel containing 21,200 square feet of land, more or less, and conveyed to John T. Wood et ex by deed dated July 9, 1948, and recorded in Worcester County Registry of Deeds in Book 3133, Page 297.
9) Parcel containing 38,300 square feet of land and conveyed to William T. Daniels et ux by deed dated September 2, 1948 and recorded with Worcester Deeds in Book 3142, Page 185.
10) Parcel containing 47,900 square feet of land, more or less and conveyed to Fiore Mele, Trustee, by deed recorded with Worcester County Registry of Deeds in Book 3160, Page 136.
11) Parcel containing 58,277 square feet, more or less, shown as Lot "A" on a plan of land recorded with Worcester District Registry of Deeds in Plan Book 619, Plan 99 and conveyed to Robert W. Mercer Jr. and Sue E. Mercer by deed recorded in said Deeds in Book 12150 Page 247.
For mortgagor’s title see deed recorded with the Worcester County (Worcester District) Registry of Deeds in Book 66895, Page 224.
The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
