THE CONDOMINIUM CONSISTS OF THE LAND WITH THE BUILDING (THE "BUILDING"), AND STRUCTURES AND IMPROVEMENTS THEREON SHOWN ON A PLAN ENTITLED "SITE PLAN OF 52 STANDISH AVENUE CONDOMINIUM", DATED MAY 25, 2006 PREPARED BY STEPHEN P. DESROCHE, REGISTERED ARCHITECT, AND RECORDED WITH THE NORFOLK COUNTY REGISTRY OF DEEDS IN PLAN BOOK 564, PAGE 10. 52-54 STANDISH AVENUE CONDOMINIUM IS CREATED PURSUANT TO A MASTER DEED (THE "MASTER DEED") DATED DECEMBER 8, 2006, AND RECORDED WITH THE NORFOLK COUNTY REGISTRY OF DEEDS AT BOOK 24431, PAGE 458.
BEING THE SAME PROPERTY CONVEYED TO LOUIS G. BERTUCCI III FROM PATRICIA BERTUCCI BY DEED DATED JANUARY 31, 2007 AND RECORDED ON FEBRUARY 1, 2007 IN THE REGISTER OF DEED FOR NORFOLK COUNTY, MA IN DEED INSTRUMENT: 12173 DEED BOOK: 24511, PAGE: 28.
The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated January 31, 2007 and recorded in the Norfolk County Registry of Deeds in Book 24511, Page 28.
Said Unit will be conveyed together with an undivided percentage interest in the Common Elements of said Condominium appurtenant to said Unit and together with all rights, easements, covenants and agreements as contained and referred to in the Declaration of Condominium, as amended.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
