TRUSTEE'S NOTICE OF SALE
WHEREAS, on the 9th day of August, 2022, Laderrick D. Ward executed a Deed of Trust to Richard Lingle, Trustee for the benefit of Magnolia Federal Credit Union, said Deed of Trust was recorded on November 1, 2022 in Deed of Trust Book 7290 at page 2435, Document number 1821277, said Deed of Trust was re-recorded on June 10, 2025 in Book 7321 at page 2599, Document number 1908502, in the office of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby, having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, Magnolia Federal Credit Union, having requested the undersigned Trustee to execute the trust and said Deed of Trust for the purpose of raising the sums due thereunder together with attorney's fees, Trustee's fees, and expenses of sale; and
NOW, THEREFORE, I, Richard Lingle, Trustee, in said deed of trust, will on the October 3, 2025, offer for sale and will sell at public outcry, to the highest bidder for cash, within the legal hours (being the hours of 11:00 a.m. and 4:00 p.m.) at the North main front door of the Hinds County Courthouse, at 407 East Pascagoula Street, Jackson, Mississippi 39201, the following described property situated and lying in the First Judicial District of Hinds County, Mississippi, to-wit:
Lot 79, Valley North, Part 4, a subdivision according to the map or plat thereof now on file and of record in the office of the Chancery Clerk of Hinds County, at Jackson, Mississippi in Plat Book 25 at page 3, reference to which is hereby made in aid of and as a part of this description.
The Deed of Trust in favor of the Magnolia Federal Credit Union is junior to a senior deed of trust in favor of MERS/CU Members Mortgage, a division of Colonial Savings, F.A. dated March 20, 2015, filed March 25, 2015, and recorded in Book 7174 at page 4241 of the records of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
The Deed of Trust in favor of the Magnolia Federal Credit Union is also junior to a senior deed of trust in favor of Secretary of Housing and Urban Development dated February 15, 2022, filed March 29, 2022, and recorded in Book 7278 at page 8861 of the records of the Chancery Clerk of the First Judicial District of Hinds County, Mississippi; and
I will convey only such title as is vested in me as Trustee without warranty whether expressed or implied subject to the aforesaid senior deeds of trust, and all recorded covenants, easements and restrictions.
