NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Binzeen, LLC, to Middlesex Loans, LLC, dated October 25, 2022, and recorded at the Middlesex County (Southern District) Registry of Deeds in Book 80867 at Page 422, of which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold at Public Auction at 11:00 A.M. on the 18th day of September 2025 at 655 Waverley Street, Framingham, MA 01702, all and singular the premises described in said mortgage,
To wit:
The land with the buildings thereon situated in Framingham, Middlesex County, Massachusetts, being bounded and described as follows:
Beginning at a point in the northwesterly line of Waverly Street, a distance of sixteen and 06/100 (16.06) feet westerly from a drill hole in a stone bound, thence S. 66 degrees 10’ 00” W. by said northwesterly line of Waverly Street one hundred sixty and 13/100 (160.13) feet to a point; thence N. 26 degrees 20’ 00” W. by land now or formerly of Cammarata, sixty-seven and 35/100 (67.35) feet to a point; thence N. 6 degrees 44’ 06” E. by land now or formerly of Solari, seventy-one and 25/100 (71.25) feet to a point in the southerly line of Fountain Street; thence S. 81 degrees 24’ 20” E. by the southerly line of Fountain Street, one hundred and sixty-four and 23/100 (164.23) feet to a point; thence running in a curve to the right having a radius 22 feet and an angle of 1471 degrees 34’ 20” a distance of fifty-six and 66/100 (56.66) fee to the point of beginning.
Subject to all covenants, conditions, restrictions, easements, provisions, exception and reservations, if any, containing in former instruments of record.

Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
Terms of sale: A deposit of fifteen thousand dollars ($15,000.00) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by wire transfer to Ligris + Associates, P.C., 1188 Centre Street, Newton, MA 02459 within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. In the event of an error in this publication, the description of the premises contained in said mortgage shall control.
