BY VIRTUE OF AN ORDER OF SALE to me directed and issued from the TUSCARAWAS COUNTY COMMON PLEAS COURT and State of Ohio, in the above entitled action, I will offer for sale at Public Auction online at https://tuscarawas.sheriffsaleauction.ohio.gov, on 10/9/25 at 9:00 AM, of said day for not less than 2/3 of the appraised value. If property does not receive a sufficient bid, it shall be offered for sale on 10/23/25 at 9:00 AM with no minimum bid, the following real estate to wit:
DESCRIPTION OF THE LAND
Situated in the City of Dover, County of Tus-carawas, and State of Ohio.
Situated in the Township of Goshen, County of Tuscarawas and the State of Ohio.
Being a part of the Fourth Quarter of Township Nine (9), Range Two (2) and being part of a 19.84 acre tract (by Deed) (found by survey to contain 19.615 acres) Parcel No. 25-01703.000 conveyed to Vernon G. Mason as Trustee as recorded in deed in Volume 739 at Page 904 of the Tuscarawas County Deed Records and being more fully described as follows:
Being at an iron pin set on the west line of the said 19.84 acre tract and the west line of a 30’ Dedicated Private Drive as recorded in Vol. 32 at Page 36 of the Tuscarawas County Plat Records, on the east line of a 8.36 acre tract (Parcel No. 25-00611.000) conveyed to Donald A. Kinser (Vol. 577, page 742). At the northeast corner of a 1.075 acre tract (Tract 2) heretofore also being conveyed; said point being located North 07 deg. 22 min. 59 sec. West, 224.50 feet from the southwest corner of the said 19.84acre tract and the southeast corner of the said 8.36 acre tract in Johnstown Road (County Road 85);
Thence from this “TRUE PLACE OF BEGINNING” with the west line of the said 19.84 acre tract and the west line of said 30’ Dedicated Private Drive, also with the east line of the said 8.36 acre tract, North 07 deg. 22 min. 59 sec. West, 175.65 feet to an iron pin set on the said west line and on the east line of the said 8.36 acre tract, at the southwest corner of a 1.029 acre tract (Tract 4) heretofore also being conveyed;
Thence leaving said east and west line and with the south line of the said 1.0269 acre tract (Tract 4). North 82 deg. 37 min. 01 sec. East, 327.09 feet (passing on line an iron pin set at 30.00 feet on the east line of the said 30” Dedicated Private Drive) to an iron pin set at the southeast corner of the said 1.029 acre tract, in the west bounds of a 1.088 acre tract (Tract 1) heretofore also being conveyed; Thence with the west bounds of the said 1.088 acre tract (Tract 1) the following three (3) courses: 1) South 35 deg. 23 min. 12 sec. West, 109.53 feet to an iron pin set;
2) Thence South 17 deg. 15 min 32 sec. West, 88.31 feet to an iron pin set;
3) Thence South 01 deg. 31 min. 47 sec. East,, 15.06 feet to an iron pin set on said west Bounds, at the northeast corner of the said 1.075 acre tract (Tract 2);
Thence leaving said west bounds and with the north line of said 1.075 acre tract (Tract 1), South 82 deg. 37 min. 01 sec. West, 214.36 feet (passing on line an iron pin set at 184.36 feet on said east line of said 30’ Dedicated Private Drive) to the “TRUE PLACE OF BEGINNING” containing 1.041 acres of land, more or less but subject to al legal highways, right-of-ways, easements and leases of record.
Of the total 1.041 acres, 0.121 of an acre is located within a 30’ Dedicated Private Drive as recorded in Plat Book at Page of the Tuscarawas County Plat Records.
Survey and description by Ronald L. Smith, Registered Surveyor No. 5324. Bearings were oriented to the west line of a 1.20 acre tract (Vol. 714, page 22). All iron pins set were 5/8” by 30” with a plastic cap stamped Ron Smith 5324.

TERMS: TERMS OF SALE: A wire deposit MUST be received by 5:00 p.m. ET two (2) business days prior to the auction date or an ACH debit deposit MUST be received by 4:00 p.m. ET five (5) business days prior to the auction date in the amount of 10,000.00. Balance due upon confirmation of sale and delivery of deed.
The purchaser shall be responsible for costs, allowances, and taxes that proceeds of the sale are insufficient to cover.
