CROSSPOINTE CONDOMINIUM ASSOCIATION, INC., is the Plaintiff, and ALBERTO RODRIGUEZ, ET ALS., are Defendants, writ of execution for the sale of mortgaged premises dated 07/15/2025.
By virtue of the above stated Writ, to me directed and delivered, I will expose to sale at public vendue on WEDNESDAY, the 1ST DAY of OCTOBER A.D. 2025, at the hour of one thirty o' clock by the then prevailing (Standard or Daylight Saving) time, in the afternoon of the said day, at the Heldrich Hotel, 10 Livingston Ave, New Brunswick, N.J. 08901.
All that certain tract or parcel of land and premises, situate, lying and being in the Township of EAST BRUNSWICK, County of MIDDLESEX, and State of New Jersey, being more particularly described as follows:
93 Longfield Court, Township of East Brunswick, NJ
Unit 93, Building 5, Crosspointe Condominium
Tax Lot(s) 1, QUAL C0093, Tax Block 26, Township of East Brunswick, Middlesex County.
Known and designated as Unit 93 in building 5 in "CROSSPOINTE CONDOMINIUM", a Condominium together with an undivided .21141* percentage interest in the Common Elements appurtenant thereto, in accordance with and subject to the terms, limitations, conditions, covenants, restrictions and other provisions of the Master Deed dated September 30, 1986 and recorded September 30, 1986 in the MIDDLESEX County Clerk's Office in the Deed Book 3557, Page 518, together with First Amendment and Supplement recorded October 13, 1987 in Deed Book 3652, Page 475 and Plan for Development of Affordable Housing at Crosspointe Condominiums, East Brunswick, N.J. recorded June 9, 1988 in Deed Book 3705, Page 959 and following, and all amendments thereto.
UPSET AMOUNT: $82,016.57
SURPLUS MONEY: If after the sale and satisfaction of the mortgage debt, including costs and expenses, there remains any surplus money, the money will be deposited into the Superior Court Trust Fund and any person claiming the surplus, or any part thereof, may file a motion pursuant to Court Rules 4:64-3 and 4:57-2 stating the nature and extent of that person's claim and asking for an order directing payment of the surplus money. The Sheriff or other person conducting the sale will have information regarding the surplus, if any.
The approximate amount of the upset to be satisfied by said sale is the sum of SIXTY FOUR THOUSAND NINE HUNDRED THIRTY THREE DOLLARS AND FORTY FIVE CENTS ($64,933.45) dollars more or less, plus interest together with the costs of this sale. THE UPSET AMOUNT MAY BE SUBJECT TO FURTHER ORDERS OF ADDITIONAL SUMS.
The subscriber reserves the right to adjourn said sale from time to time subject only to such limitations or restrictions upon the exercise of such power as may be specially provided by law or rules of the Court. Sold subject to conditions of sale.
Successful bidder must pay 20% of bid in cash (up to $1,000.00), certified check or official bank check at close of sale and the balance in two weeks.
