SALE OF REAL ESTATE
By virtue and in execution of the POWER OF SALE contained in a certain mortgage given by 73 WILLARD ROAD, LLC dated February 18, 2022, to ABL RPC RESIDENTIAL CREDIT ACQUISITION , LLC. and recorded with the Worcester (South) County Registry of Deeds Book 67145 Page 83; thereafter assigned to Wilmington Savings Fund Society FSB not in its individual capacity but solely as Owner Trustee of SG Alternative Title Trust 2021-RTL1 by assignment dated April 20,2022 and recorded with the Worcester (South) County Registry of Deeds on August 8, 2023 in Book 69492, Page 298; thereafter assigned to Wilmington Savings Fund Society FSB not in its individual capacity but solely as Trustee of SG Alternative Title Trust 2025-NPL1 Series 2 by assignment dated April 3, 2025 and recorded with the Worcester (South) County Registry of Deeds on April 8, 2025 in Book 71829, Page 346 of which mortgage the undersigned is the present holder, for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 2:00 pm. on September 26, 2025 on the mortgaged premises known as 0 Goddard Street. (a/k/a 25A & 2B Goddard Street ) Webster. MA 01570, being all and singular the premises described in said mortgage, to wit:
The land with the buildings thereon situated on Goddard Street in Webster Massachusetts being shown as Lot Number 1 plan of land entitled “Plan of Land in Webster, Mass. Surveyed for Robert J. Anders dated June 15, 1984, Robert F. Para, Land Surveyor, recorded in Worcester District Registry of Deeds in Plan Book 523, Plan 49.
For Title see deed to 73 Willard Road, LLC a Limited Liability Company , dated November 17, 2020 and recorded with the Official Records of Worcester on July 15, 2021 in Book 65616, Page 231; as affected by Confirmatory Quitclaim Deed recorded on 02/09/2022 in Book 67093, Page 354
The above-described premises will be sold SUBJECT TO and with the benefit of all restrictions, easements, improvements, to any and all unpaid taxes, tax title, tax liens, water and sewer charges, municipal or other public taxes, assessments or liens, to all tenancies and parties in possession, if any, which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens, tenancies or encumbrances is made in the deed.
TERMS OF SALE: TEN THOUSAND ($10,000.00) DOLLARS will be required to be paid in cash, by certified check, or by cashier’s check by the purchaser at the time and place of sale as a deposit. The balance of the purchase price shall be paid in cash, by certified check or by cashier’s check by the purchaser within 30 days thereafter at the offices of Philip L. Eiker, Attorney for the Mortgagee, P.O. Box 1241, Patagonia, AZ 85624. Deed will be provided to purchaser for recording upon receipt in full of the purchase price.
