NOTICE OF SALE UNDER POWER
GEORGIA, RICHMOND COUNTY
Under and by virtue of the power of sale contained in a Deed to Secure Debt from Angel L. Dawkins to Askin Enterprises, Ltd. Co., A Georgia Corporation, dated February 24, 2023, recorded in Deed Book 1881, Pages 2156-2160, Richmond County, Georgia records. Said Deed to Secure Debt having been given to secure a note dated February 24, 2023 in the original principal sum of Thirty Two Thousand Nine Hundred Ninety and 00/100 ($32,990.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County, Georgia within the legal hours of sale on the first Tuesday in October, 2025, the property described in said Deed to Secure Debt, to wit:
ALL those lots or parcels of land, situate, lying and being in the 86th G.M.D., in the State of Georgia, County of Richmond, and being known and designated as Lot B-3, containing 3.13 acres, more or less, and Lots 90, 91, & 92, Block B, Askin Acres Subdivision, containing 2.42 acres, more or less, as shown upon a plat thereof prepared by George L. Godman & Associates, Reg. Land Surveyor, recorded in the Office of the Clerk of the Superior Court for Richmond County, Georgia in Plat Book 8, Page 128; reference being made to said plat for a more complete and accurate description as to the metes, bounds, and location of said property. Plat was revised to recombine Lots 83, 84, 85, & 86, Block B. Said property is commonly known as 2212, 2220, 2222, & 2224 McNutt Road, Augusta, Georgia 30906.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees.
This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes.
Said property will be sold as the property of Angel L. Dawkins, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of Angel L. Dawkins, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney’s fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law.
Terms of the sale are to be cash, purchaser paying for papers, revenue stamps, and all state and county taxes.
