FORECLOSURE SALE
Default having been made in the terms and conditions of a certain mortgage made by MARK HOLLENBECK, whose current address is 302 W. Candlewyck Drive, Apt. #310, Kalamazoo, Michigan 49001 and KATHERINE HOLLENBECK, whose current address is 2966 Mitchell Drive, Cheboygan, Michigan 49721 to AWAKON FEDERAL CREDIT UNION, 20855 Washington, Onaway, Michigan 49765, dated December 16, 2024 and recorded in the office of the Register of Deeds, for the County of Cheboygan, and State of Michigan, on December 18, 2024 in Liber 1545, Page 287, on which there is claimed to be due, at the date of this notice, for principal, interest, late fees, negative escrow and title work, the sum of $132,373.46.
Notice of foreclosure by advertisement. Notice is given under section 3212 of the Revised Judicature Act of 1961, 1961 PA 236, MCL 600.3212, that the following mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at a public auction sale to the highest bidder for cash or cashier’s check at the Cheboygan County Courthouse, 870 S. Main Street, Cheboygan, Michigan (place of holding the circuit court) in Cheboygan County, starting promptly at 11:00 o’clock a.m. on Friday, the 24th day of October, 2025. The amount due on the mortgage may be greater on the day of the sale. Placing the highest bid at the sale does not automatically entitle the purchaser to free and clear ownership of the property. A potential purchaser is encouraged to contact the county register of deeds office or a title insurance company, either of which may charge a fee for this information.

Part of the Northwest 1/4 of the Northeast 1/4 of Section 20, T36N, R2W, described as: Beginning at the North 1/4 corner of said Section; thence South 88°56'16" East along the North line of said section a distance of 200.00 feet; thence South 0°20'52" West 272.25 feet; thence North 88°56'16" West 200.00 feet to the North-South 1/4 line of said section; thence North 0°20'52" East along said 1/4 line a distance of 272.25 feet to the Point of Beginning.
Affixed to the real estate described above is a manufactured home, which manufactured home is a fixture. In addition to all other covenants set forth herein, Mortgagors agree not to remove said fixture from the described real estate.

If the property described in this Notice is sold at the foreclosure sale referred to above, the mortgagor will be held responsible to the person who buys the property at the mortgage foreclosure sale or to the mortgage holder for damaging the property during the redemption period as provided by MCL 600.3278 or otherwise by law.
The redemption period shall be six (6) months from the date of the sale unless the property is determined to be abandoned in accordance with MCL 600.3241a.
