RICHMOND COUNTY,

Under and by virtue of the Power of Sale contained in a Security Deed given by Mary O. Bentley to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for SunTrust Mortgage, Inc., dated June 30, 2010, and recorded in Deed Book 1265, Page 2133, Richmond County, Georgia Records, as last transferred to Truist Bank by assignment recorded on May 21, 2024 in Book 1926 Page 2566 in the Office of the Clerk of Superior Court of Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Seventy Thousand Fifty-Six and 0/100 dollars ($70,056.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on October 7, 2025, the following described property:
Tract 1
ALL that lot or parcel of land, with improvements thereon, situate, lying and being in the 119th District, G.M., Richmond County, Georgia, fronting on the East side of Wheeless Road one hundred fourteen and one tenth (114.1) feet and running back on its southern line, which is the northern side of Virginia Road, a distance of two hundred fifty (250) feet, and on the southern line two hundred fifty and six tenths (250.6) feet to a rear width of one hundred fourteen and seven one hundredths (114.07) feet, and is bounded: South by Virginia Road; West by Wheeless Road; East by Lot No. 2, said subdivision; and North by Lot No. _. For a more complete and detailed description, reference may be had to a plat attached to deed from Willis J. Lazenby to Radford Montgomery of record in the Office of the Clerk of Superior Court of Richmond County, Georgia at Book 18F, page 112.
Subject to drainage easements to Richmond County, Georgia of record in said Clerk's Office at Book 513, page 1234 and Book 28N, page 865.
The improvements on said property are known under the current system of house numbering in Augusta-Richmond County, Georgia as 2374 Wheeless Road, Augusta, Georgia 30906.
Tract 2
ALSO, all that strip, lot or parcel of land, with pump and equipment thereon, situate, lying and being in the 119th District, G.M., Richmond County, Georgia, having an East and West line of 25 feet and a North and South line of 16.5 feet and being adjacent to the northeast corner of the above-described lot. The said strip of land is shown on a plat attached to a deed from Willis J. Lazenby to Radford Montgomery which is recorded in Deed Book 18-X, page 377, Richmond County Records.
Derivation: The two (2) properties above described being conveyed by a Deed of Assent to Minnie Harris Montgomery of record in said Clerk's Office at Book 1158, page 91.
Tract 3
ALL those two (2) lots or parcels of land, situate, lying and being in the 119th District, G.M., Richmond County, Georgia, shown on Plat attached to a deed, dated December 4, 1951, from Willis J. Lazenby, to Radford Montgomery, (which said deed conveyed a lot measuring on its east and west lines 25 feet, and on its north and south lines 16.5 feet) and designated thereon as Lots Nos. 1 and 2; said lots having a frontage as a whole of 57.05 feet, on the east side of Wheless Road, and extend back on their southern line 234.1 feet, at which point the said lot offsets and thence extends in a northerly direction 25 feet, thence extends in an easterly direction 16.5 feet, thence extends in a northern direction 32.4 feet to a point; then turns at right angles to last point mentioned, and extends in a westerly direction 250.6 feet to Wheless Road. Further reference is made to said plat for metes, bounds and location.
And being a portion of the same property conveyed to Willis J. Lazenby, as Lot No. 1, Section Z, on plat recorded in the Office of Clerk, Superior Court, Richmond County, Georgia, in Realty Book 17-Y, page 19, and by deed recorded in said Clerk's Office in Realty Book 18-A, page 445.
Derivation: Said lot or parcel being conveyed to Minnie Frances Montgomery by deed of Record in said Clerk's Office at Book 18X, page 172.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).
The entity having full authority to negotiate, amend or modify all terms of the loan (although not required by law to do so) is: Truist Bank they can be contacted at (800) 443-1032 for Loss Mitigation Dept, or by writing to 1001 Semmes Avenue, Richmond, Virginia 23224, to discuss possible alternatives to avoid foreclosure.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is Estate of Mary O. Bentley or tenant(s); and said property is more commonly known as 2374 Wheeless Rd, Augusta, GA 30906.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
