Under and by virtue of the Power of Sale contained in a Security Deed given by Ainsley W Haughton and Rosnie B Haughton to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for DHI Mortgage Company, Ltd., dated August 22, 2022, and recorded in Deed Book 14437, Page 0086, Columbia County, Georgia Records, as last transferred to The Secretary of Veterans Affairs, an officer of the United States by assignment recorded on January 6, 2025 in Book 15443 Page 118 in the Office of the Clerk of Superior Court of Columbia County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Three Hundred Fifty-Five Thousand Seven Hundred Seventy-Eight and 0/100 dollars ($355,778.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Columbia County, Georgia, within the legal hours of sale on October 7, 2025, the following described property:
All that tract or parcel of land lying and being in the 1285th GMD of Columbia County, Georgia, being Lot 94 of the Estates at Deer Hollow, Section II, as more particularly depicted on a plat recorded in Plat Book E-2021, Pages 205-211, Columbia County, Georgia Records, which plat is incorporated herein by reference hereto.

Derivation:
Being the same property conveyed to D.R. Horton, Inc. by deed of Forestar (USA) Real Estate Group, Inc. dated November 12, 2021 and recorded November 12, 2021 in Book 13932 at Page 129 in the Clerk of Superior Court for Columbia County, Georgia. Thereafter, being the same property conveyed to Ainsley W. Haughton and Rosnie B. Haughton by deed of D.R. Horton Inc., a Delaware corporation dated August 22, 2022 and to be recorded simultaneously herewith in the land records of Columbia, GA.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney’s fees (notice of intent to collect attorney’s fees having been given).

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is Ainsley W. Haughton and Rosnie B. Haughton or tenant(s); and said property is more commonly known as 1412 Deer Hollow Run, Grovetown, GA 30813.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
