NOTICE OF SHERIFF'S SALE
By virtue of a certified copy of a decree to me, directed from the Clerk of Morgan Superior Court of Morgan County, Indiana, in Cause No. 55D01-2505-MF-001130, wherein JPMorgan Chase Bank, National Association was Plaintiff, and Christopher A. Cramer a/k/a Christophe A. Cramer and Deborah A. Cramer were Defendants, required me to make the sum as provided for in said Decree, with interest and cost, I will expose at public sale to the highest bidder on the 3rd day of November, 2025, at the hour of 2 p.m., or as soon thereafter as is possible, at 160 North Park Avenue, Martinsville, IN 46151, the fee simple of the whole body of Real Estate in Morgan County, Indiana.
Part of the Southeast Quarter of the Southeast Quarter of Section 29, Township 13 North, Range 2 East of the Second Principal Meridian, Morgan County, Indiana, bounded and described as follows, to-wit: Beginning on the North line of the Southeast Quarter of the Southeast Quarter of section 29, Township and Range aforesaid, 711.70 feet South 90 degrees 00 minutes West of the Northeast corner of said Quarter-Quarter, run thence South 00 degrees 20 minutes East along the West line of Tract No. 3, containing 6.126 acres, a distance of 375.2 feet to the Northwest corner of the following described tract and the Beginning Point of this description; from said beginning point, continue thence South 00 degrees 20 minutes east a distance of 549.8 feet to the Northwest corner of Tract No. 4, containing 5.0 acres; run thence Easterly on the North line of said tract a distance of 416.74 feet to the West line of Tract No. 1, containing 1.0 acre; run thence Northerly parallel with the East line of said Quarter-Quarter a distance of 122.0 feet; run thence Easterly on the North line of said 1.0 acre tract a distance of 290.4 feet to the East line of said Quarter-Quarter; run thence North 0 degrees 00 minutes on said East line a distance of 253.30 feet to the Southeast corner of a tract containing 0.69 of an acre; run thence South 90 degrees 00 minutes West a distance of 172.0 feet; run thence North 02 degrees 34 minutes 33 seconds West a distance of 170.0 feet to a point on the South line of Tract No. 3 that is 179.64 feet West of the East line of said Quarter-Quarter; run thence South 90 degrees 00 minutes West a distance of 531.20 feet to the beginning point. Containing 7.380 acres, more or less and subject to all rights of way and easements of record.
