The Parish of Ascension Zoning Commission will hold a Public Hearing on Wednesday October 8, 2025 at 6:00 p.m. in the Courthouse Annex Council Meeting Room, 1st Floor, 607 East Worthey St., Louisiana, to consider the following item(s):
1. Zoning Review ID PZ-3720.25 – Lot B3 for Wastepro of Louisiana, Inc.
Located on the north side of N Robert Wilson Road approximately 1500’ east of Rayco Sandres Road to amend The Ascension Parish Zoning Map from Conservation (C) District to Light Industrial (LI) District and being more particularly described as follows:
Tract B-3
Commence at the northeast corner of Section 36, thence south no degrees, 52 minutes, 42 seconds east a distance of 2467.73 feet; thence north 89 degrees, 23 minutes, 11 seconds west a distance of 66.97 feet which is the southeast corner of Tract B-3 and the point of beginning; thence north 35 degrees, 32 minutes, 05 seconds west a distance of 2336.51 feet along the interstate I-10 right of way to an iron bar and corner; thence south 54 degrees, 27 minutes, 55 seconds west a distance of 108.67 feet to the center of the drainage canal; thence south 13 degrees, 20 minutes, 13 seconds west a distance of 103.10 feet; thence south 13 degrees, 20 minutes, 13 seconds a distance of 467.63 feet to an iron pipe; thence south 30 degrees, 29 minutes, 4 seconds west a distance of 35.6 feet and corner; thence south 13 degrees, 56 minutes, 44 seconds east a distance of 1276 feet to an iron re-bar and corner; thence south 89 degrees, 23 minutes, 11 seconds east a distance of a distance of 1288.68 feet to an iron re-bar and the point of beginning, said Tract B-3 containing 34.00 acres.
2. Zoning Review ID PZ-3757.25 – Zeringue Properties
Located on the south side of LA Hwy 405 approximately 2,200’ east of Mulberry Grove Road to amend The Ascension Parish Zoning Map from Conservation (C) District to Heavy Industrial (HI) District and being more particularly described as follows:
A certain tract of land known as the “Cuba” Plantation lying, being and situated in the Parish of Ascension, on the right bank of the Mississippi River, at about seven miles above the town of Donaldsonville, said tract or plantation having four (4) arpents front on said Mississippi River by seventy (70) arpents, more or less, in depth, bounded on one side by the lands now or formerly of Edward Duffel, on the other side by the lands now or formerly of W. C. Ventress, the upper boundary line thereof being specially designated as the canal or ditch on said upper line boundary of said "Cuba” Plantation, and is included herein as part hereof, the whole of said ditch running from the front to the rear being hereby declared to be on and a part of the land described; together with all the buildings and improvements thereon and thereunto belonging, or in anywise thereto appertaining; together with all rights, privileges and servitudes of drainage over the lands of George B. Ruess in the rear of the herein described property, in order to enable the said Cuba Plantation to drain in the cross canal In the rear hereof, which said cross canal is hereby declared to be the common canal to properly drain the herein described property into the Bayou Bijou Canal; the said vendor (Reuss) further declaring that he grants in favor of the herein described property the privilege of draining said property through the cross canal over the Germania Plantation, owned by vendor (George B. Reuss) and used for said purposes, for a period of five years from the date of the execution of this act of sale of the herein described property; being the same property acquired by the said George B. Reuss from John Reuss on May 3, 1877, by act of sale before W. W. Buford, Recorder of the Parish of Ascension, Louisiana, duly recorded In the Recorders Office of the Parish of Ascension, La., in Book of Conveyances No. 31, folio 148, and the same property acquired by the said John Reuss from Mrs. Aimee Chastant, wife of John Chastant, on November 4, 1869, by act of sale before C. A. Younger, then Recorder of the Parish of Ascension, Louisiana, duly recorded in the Recorder’s Office of the Parish of Ascension, Louisiana, in Book of Conveyances No. 29, folio 171. And further being the same property acquired by Camille and Louis Zeringue from George B. Reuss on January 9, 1924, duly recorded in C.O.B. 64, folio 300 of Ascension Parish.
3. Zoning Review ID PZ-3773.25 – Lot B1 for Crawfish Properties, LLC
Located on the west side of LA Hwy 73 approximately 380’ south of Cattle Avenue to amend The Ascension Parish Zoning Map from Medium Intensity Residential (RM) District to Mixed Use 2 (MU2) District and being more particularly described as follows:
TWO (2) certain tracts or parcels of ground designated as “LOT 1”, containing 1.702 Ac. (74,134 Sq. Ft.), and “UNDESIGNATED LOT”, containing 0.149 Ac. (6,495 Sq. Ft.), together with all improvements thereon, located in Section 2, T-9-S, R-2-E, Southeast Land District East of the Mississippi River, Ascension Parish, Louisiana, and more particularly described as follows:
Commence at a point and corner at the intersection of the northerly right-of-way of Longwood Avenue with the westerly right-of-way of LA Highway 73, said point also being the Southeast corner of the 1.706 Ac. Tract: thence, along the westerly right-of-way of LA Highway 73, N22°54’35” E a distance of 278.61 feet to the Point of Beginning;
Thence, departing said right-of-way, N 76°44’21” W a distance of 321.01 feet to a point and corner; thence, N 01°35’46” E a distance of 284.85 feet to a point and corner; thence, S 61°32’14” E a distance 421.98 feet (443.37 feet Title) to a point and corner, said point being on the westerly right-of-way of LA Highway 73; thence, along said right-of-way, S 22°54’35” W a distance of 170.73 feet (S 23°0546” W 162.59 feet Title) to the Point of Beginning.
