PLEASE TAKE NOTICE that in compliance with the Municipal Land Use Law of the State of New Jersey, the applicant, 79 Third Street (“Applicant”) has filed an application with the Borough of Somerville Board of Adjustment for minor subdivision approval and d(4) Floor Area Ratio and other associated bulk variance relief for a property located in Block 59, Lot 10, on the Borough tax maps, which is located at 79 Third Street. The subject property is located in the Single-Family Residential ("R-2") Zone District. This application proposes to subdivide an oversized lot into two (2) lots.

The Borough has required notice pursuant to the Municipal Land Use Law. We hereby provide said notice that we have made application to the Borough of Somerville Zoning Board of Adjustment. Testimony will be presented at the time of the public hearing in support of the application. Although the Applicant is not aware of any additional variances, the Applicant will seek whatever variances, waivers, exceptions, checklist item waivers, design waivers, or any other relief that may be required, in the opinion of the Board and their professionals, or as may be identified by the Board professionals in their review, to implement the proposed plan and design. Amendments to the application and the plan may be made at the time of the Public Hearing based upon comments from the Board and its professionals and/or the public. New variances may be necessitated based upon the Borough’s professional review.
Any person or persons affected by said project will have an opportunity to be heard at the Public Hearing on the application to be held on Wednesday, October 1, 2025, at 7:00 p.m. in the Civic Center located at 24 Robeson Street, Somerville, New Jersey. The application and supporting documents detailing the application are on file with the Board Secretary in the Department of Community Development and may be inspected by appointment or by arranging application document inspection with Board Secretary, Ryan Bakie, (908) 725-2300 ext. 1964 at the Somerville Borough Hall, 25 West End Avenue, Somerville, New Jersey during regular business hours Monday through Friday.
