PUBLIC NOTICE
PLEASE TAKE NOTICE that at 6:30 p.m. on the 8th day of October, 2025 in the Municipal Building of the Township of Berkeley, 627 Pinewald-Keswick Road, Bayville, New Jersey, the Zoning Board of Adjustment will hold a hearing on the application of the undersigned, at which time and place all interested parties will be given an opportunity to be heard.
The premises in question is located in the R-64 Zone, Block 1541, Lots 74 and 75, commonly known as 246 North Bay Drive, Berkeley Township, New Jersey. The applicant will seek the approval for the construction of a single-family dwelling, together with the following variances: (1) minimum lot area, 5,995.8 sf. exists, where 6,400 sf. is required; (2) minimum rear yard setback, 15.33 ft (to the rear deck and rear roof overhang) is proposed, where 20 ft is required; (3) height of stairs in the side yard, maximum of 6 ft. high, where +/- 9 ft. high is proposed; and (4) front yard setback to proposed front roof overhang; where 25 feet is required and 22.25 feet is proposed; and design waivers (1) concrete curbing shall be constructed along the edge of all paved surfaces, whereas no curb exists or is proposed; and (2) sidewalks are required along all streets, whereas no sidewall exists or is proposed., together with such other relief, variances and design waivers as may be required.
Plans have been filed with the Clerk of the Zoning Board and are available for your review at the Berkeley Township Zoning Board, 627 Pinewald-Keswick Road, Bayville, New Jersey during normal business hours.
