NOTICE OF SALE, NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE, Premises: 93 Massachusetts Avenue, Braintree, MA 02184, By virtue and in execution of the Power of Sale contained in a certain mortgage given by 93 Massachusetts Avenue LLC to Mortgage Electronic Registration Systems, Inc., as nominee for Homexpress Mortgage Corp., dated September 21, 2023, and recorded with the Norfolk County Registry District of the Land Court as Document No. 1526826, as noted on Certificate of Title No. 207773, as affected by an assignment of mortgage from Mortgage Electronic Registration Systems, Inc., as nominee for Homexpress Mortgage Corp. to UMB Bank, National Association, not in its individual capacity but solely as Owner Trustee for Verus Securitization Trust 2024-2, dated June 25, 2024, and recorded with said Registry as Document No. 1539611 and noted on Certificate of Title No. 207773, of which mortgage the undersigned is the present holder by assignment, for breach of the conditions of said mortgage and for the purpose of foreclosing the same will be sold by Public Auction at 12:00 o’clock P.M. on the 15th day of October, 2025, at the mortgaged premises located at 93 Massachusetts Avenue, Braintree, MA 02184, Norfolk County, Massachusetts, all and singular the premises described in said mortgage, To wit: That certain parcel of land situated in Braintree in the County of Norfolk and Commonwealth of Massachusetts, bounded and described as follows: Northeasterly by Massachusetts Avenue, as shown on plan hereinafter referred to, one hundred ten (110) feet; Southeasterly by Lot numbered 392, as shown on said plan, one hundred five ( I05) feet; Southwesterly by Lots 082 and 083, as indicated on said plan, one hundred ten (110) feet; and Northwesterly by Lot numbered 394, as shown on said plan, one hundred five (105) feet. Said parcel is shown as Lot numbered 393 on a plan drawn by Howard A. Hamilton, Surveyor, dated March 1959, as approved by the Land Court, filed in the Land Registration Office as Plan No. 2986-60, a copy of a portion of which is filed in Norfolk Registry District with Certificate No. 68669, Book 344. Premises to be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed. TERMS OF SALE: A deposit of Ten Thousand Dollars ($10,000.00) by certified or bank check will be required to be paid by the purchaser at the time and place of sale. High bidder to sign written memorandum of sale upon acceptance of the high bid.
