NOTICE OF SUBSTITUTE TRUSTEE’S SALE

WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust dated February 24, 2012, executed by BERTHA K EVERETT and ELMER K EVERETT conveying certain real property therein described to CHICAGO TITLE INSURANCE COMPANY, as Trustee, for METLIFE HOME LOANS, A DIVISION OF METLIFE BANK, N.A., Original Beneficiary, to secure the indebtedness therein described, as same appears of record in the Office of the Chancery Clerk of 1st District Hinds County, Mississippi filed and recorded March 13, 2012, in Deed Book 7129, Page 2809; and
WHEREAS, the beneficial interest of said Deed of Trust was transferred and assigned to Mortgage Assets Management, LLC; and
WHEREAS, Rubin Lublin, LLC has been appointed as Substitute Trustee; and
NOW, THEREFORE, the holder of said Deed of Trust, having requested the undersigned so to do, as Substitute Trustee or his duly appointed agent, by virtue of the power, duty and authority vested and imposed upon said Substitute Trustee shall, on October 22, 2025 within the lawful hours of sale between 11:00AM and 4:00PM at the main north front door of Hinds County Courthouse proceed to sell at public outcry to the highest and best bidder for cash or certified funds ONLY, the following described property situated in 1st District Hinds County, Mississippi, to wit:
ONE ACRE OF LAND IN SECTION 5, TOWNSHIP 3 NORTH, RANGE 1 WEST, HINDS COUNTY, MISSISSIPPI AND BEING DESCRIBED BY METES AND BOUNDS AS FOLLOWS, TO-WIT:
BEGINNING AT THE SOUTH EAST CORNER OF SECTION 5 AND RUN SOUTH 459.2 FEET TO THE CENTER OF THE ROAD; THENCE N 51 DEGREES 32 MINUTES W 649.2 FEET; THENCE N 51 DEGREES 47 MINUTES W 219.2 FEET TO THE POINT OF BEGINNING OF THE HEREIN DESCRIBED LOT; THENCE N 69 DEGREES 23 MINUTES W 100 FEET; THENCE N 37 DEGREES 25 MINUTES E 435.6 FEET; THENCE S 69 DEGREES 23 MINUTES E 100 FEET; THENCE S 37 DEGREES 25 MINUTES W 435.6 FEET TO THE POINT OF BEGINNING LESS THE R.O.W. IN THE ROAD.
PROPERTY ADDRESS: The street address of the property is believed to be 14236 LEBANON PINE GROVE ROAD, TERRY, MS 39170. In the event of any discrepancy between this street address and the legal description of the property, the legal description shall control.
Title to the above described property is believed to be good, but I will convey only such title as is vested in me as Substitute Trustee.
