MOUNTAIN VIEW LAKES HOMEOWNERS' ASSOCIATION, an Arizona nonprofit corporation, Plaintiff(s),
vs.
GENE L. HASKIN AND ARMIE M. HASKIN, husband and wife, as community property with right of survivorship; THE UNKNOWN HEIRS AND DEVISEES OF GENE L. HASKIN AND ARMIE M. HASKIN, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 30th day of July, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 23rd day of April, 2024, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, above-named, as follows:
Amounts awarded in judgment, accruing interest at rate stated in judgment -- $18,774.66; Pre-judgment interest -- $7,299.72; 2021 thru 2025 assessment -- $15,205.20; Late charges -- $391.26; Supplemental attorney fees and costs pending Court approval -- $4,906.60; Less credits or payments applied -- ($27,059.44); Total judgment balance as of July 21, 2025 -- $19,518.00.
Interest will continue to accrue at the rate of $0.00 per diem, plus monthly late charges commencing July 2025. Additional assessments will accrue January 1, 2026, in an amount not less than $3,618.72, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Unit 13, MOUNTAIN VIEW LAKES, according to Declaration of Horizontal Property Regime recorded in Document No. 83-484834, Amended in Document No. 84-350656, Amendment and Name Change recorded in Document No. 92-332690, Declaration of Annexation recorded in Document No. 83-495529 and according to Book 259 of Maps, Page 29 and Supplemental Plat recorded in Book 259 of Maps, Page 49, records of Maricopa County, Arizona;
Together with an undivided interest in the Common Elements as set forth in said Declaration and Annexation thereto,
AKA: 19601 North 7th Street #1010, Phoenix, Arizona 85024.
That the period of redemption of said Defendant-Mortgagors, their successors in interest and all of them be limited and restricted to thirty (30) days after the date of sale in accordance with A.R.S. 12-122 (A) as amended.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 16th day of October, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
