By virtue and in execution of the Power of Sale contained in a certain mortgage given by Patricia Wessling Briggs to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Guild Mortgage Company LLC, and now held by Guild Mortgage Company LLC, said mortgage dated October 25, 2022 and recorded in the Bristol County (Southern District) Registry of Deeds in Book 14511, Page 20, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Guild Mortgage Company LLC to Guild Mortgage Company LLC by assignment dated November 5, 2024 and recorded with said Registry of Deeds in Book 15148, Page 263; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 23, 2025 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
The land, with any building thereon, in said New Bedford, Bristol County, Massachusetts, bounded and described as follows:
BEGINNING at the southeast corner of the land herein described at a point in the northerly line of Taber Street, distant westerly therein Forty-six (46) feet from its intersection with the westerly line of West Street, and at the southwest corner of land now or formerly of Jennie S. Reca, et al;
Thence WESTERLY in line of Taber Street, forty-six (46) feet to land now or formerly of Frank J. Raphael, et al;
Thence NORTHERLY in line of last-named land, sixty (60) feet to land of parties unknown;
Thence EASTERLY in line of last-named land, forty-six (46) feet to said land of Reca; and
Thence SOUTHERLY in line of last-named land, sixty (60) feet to the said northerly line of Taber Street and the point of BEGINNING.
CONTAINING Ten and 13/100 (10.13) square rods, more or less.
Being shown as Lot #18 on a plan of this land filed in the Bristol County S.D. Registry of Deeds in Plan Book 2, Page 114.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.

TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
