BOARD OF ADJUSTMENT
TAKE NOTICE that on the 21st day of October, 2025, a hearing will be held at 6:00pm before the Borough of Rutherford Zoning Board of Adjustment for the application of the undersigned Manuel DeSouza for subdivision approval, site plan approval and related variances to demolish the existing structure and to subdivide the existing lot (100.06 ft by 100 ft) into two lots, each proposed lot would be 50.03 feet by 100 feet. Demolition of existing one family dwelling and construction of two single family dwellings on the premises located at 508 Stuyvesant Avenue, and designated as Block 18, Lot 12 on the Borough of Rutherford Tax Map which property is located in the R-1 (Residential Single Family). The Applicant will request a "C" variance for maximum building coverage (30% required, 35% proposed), maximum coverage of impervious surface (25% required, 50.48% and 50.74% proposed), maximum coverage of impervious surface front yard (40% required, 48.75% and 49.13% proposed) and variance from section 131-25 residential garages, proposed garages and driveways do not meet paragraph (c), (d) and (e) of the Ordinance and any other relief so the Board deems just and necessary for the premises.
The Board of Adjustment will hear this appeal at 6:00pm on October 21, 2025 on the second floor of Borough Hall, 176 Park Avenue, Rutherford, New Jersey. Members of the public may appear and present any objection or evidence relating to this appeal. Documents relating to this application may be viewed at Borough Hall by appointment.
