SUBSTITUTED TRUSTEE'S NOTICE OF SALE     WHEREAS, on May 5, 2004, Stephen Robinson executed a certain deed of trust to Everett L. Anschutz, Jr., Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Realty Mortgage Corporation, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Hinds County, State of Mississippi in Book 505 at Page 583 Instrument No. 146492; and   WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated December 30, 2024 and recorded in the aforesaid Chancery Clerk's Office in Book 648, Page 6718; and   WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, U.S. Bank National Association, as Trustee for Credit Suisse First Boston Mortgage Securities Corp., Home Equity Asset Trust 2004-4, Home Equity Pass-Through Certificates, Series 2004-4, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.   NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on October 31, 2025 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Southwest Front Door of the County Courthouse of Hinds County, located at 127 W Main St, Raymond, MS 39154, to the highest and best bidder for cash or certified funds the following described property situated in Hinds County, State of Mississippi, to-wit:   Lot 53, Regal Woods Estates Subdivision, Part I, a subdivision in the Second Judicial District Hinds County, Mississippi, as shown by the map or plat thereof in Plat Cabinet A at Slide 73, in the Office of the Chancery Clerk of Hinds County at Raymond, Mississippi, reference to said map or plat being hereby made in aid hereof.
