BY VIRTUE of and to satisfy a WRIT OF SEIZURE AND SALE issued from the Honorable 9th Judicial District Court, and to me directed as Sheriff and Ex-Officio Auctioneer of Rapides Parish, Louisiana, directing and commanding me to seize and sell the property, rights and credits of the defendant, I have seized the following property and will offer for sale to the last and highest bidder at Public Auction on the second floor of the Court House in Alexandria, Louisiana, between the hours prescribed by law, on Wednesday the 29th day of October, 2025 the following property to-wit:
TRACT 1: A certain tract of land, together with all buildings and improvements thereon, including a 1979 OAKH Mobile Home Serial No. 3738, situated in Sections 115 and 118, Township 4 North, Range 3 West, Rapides Parish, Louisiana, and being more particularly described on the Plat of Survey prepared by Willis Engineering, Inc. dated October 1, 1993, a copy of which is attached hereto and incorporated herein, said tract contains 7.063 acres.
LESS AND EXCEPT: A certain piece, parcel, lot or tract of land, together with all buildings and improvements located thereon, including a 2005 Lexington Mobile Home Serial No. LH01-052-1059, and all rights, ways and privileges thereunto appertaining, being, lying and situated in Rapides Parish, Louisiana and being more particularly described as follows, to-wit:
Commence at the most Northeasterly corner of Lot 26, Square 4 of Shady Hills Subdivision as per P.B. 12, page 125 of the records of Rapides Parish, Louisiana, thence bear North 25 degrees 33 minutes East for 309.63 feet to a point, thence bear North 65 degrees, 18 minutes West for 679.86 feet to a point, thence bear North 01 degrees 25 minutes East for 284.71 feet to a 1 inch rod found, thence bear North 01 degree 33 minutes 44 seconds East 143.50 feet to a 4 inch rod set, thence bear South 52 degrees 42 minutes 00 seconds East for 45.40 feet to a 1-1 inch rod found, thence bear North 21 degrees 32 minutes 00 seconds East for 273.41 feet to a 4 inch rod found, thence bear North 82 degrees 25 minutes 19 seconds East for 81.51 feet to a cotton picker spindle set, said corner is hence forth referred to as the POINT OF BEGINNING. Thence from the POINT OF BEGINNING bear along the center of Vanzant Road South 11 degrees 09 minutes 40 seconds West for 66.89 feet to a point, South 21 degrees 14 minutes 22 seconds West for 87.24 feet to a point, and South 20 degrees 37 minutes 17 seconds West for 83.25 feet to a cotton picker spindle set, thence leaving said Road bear South 80 degrees 19 minutes 18 seconds East for 241.14 feet to a 4 inch rod set, thence bar North 10 degrees 14 minutes 42 seconds West for 284.99 feet to a 4 inch rod set, thence bear South 82 degrees 25 minutes 19 seconds West for 114.15 feet back to the POINT OF BEGINNING.
The aforementioned closed traverse contains 1.00 acre located in Section 115, Township 4 North, Range 3 West, near Hot Wells, Rapides Parish, Louisiana. Is is shown on Plat of Survey by Stephen Barrett Gremillion dated April 23, 2014 and it is attached to hereto and made a part hereof.
