NOTICE OF FORECLOSURE
Default having been made in the payment of the indebtedness secured by that certain mortgage dated January 20, 2017, executed by ROBERT C BOSTIC a married person, and Jacqueline Marie Bostick a married person husband and wife, to Mortgage Electronic Registration Systems, Inc., solely as nominee for Guardian Credit Union, which mortgage was recorded on January 24, 2017, in Book RLPY 04925, Page 0728, of the mortgage records in the Office of the Judge of Probate of Montgomery County, Alabama and which mortgage was duly transferred and assigned to FIRST BANK, ITS SUCCESSORS AND ASSIGNS, notice is hereby given that pursuant to law and the power of sale contained in said mortgage, the undersigned will sell at public outcry, to the highest bidder for cash, in front of the Main entrance to the Montgomery County Courthouse (Phelps-Price Justice Center) at Montgomery, Alabama during the legal hours of sale on October 28, 2025, the following described real estate, situated in Montgomery County, Alabama, to-wit:
Lot 12 Block B, according to the Corrected Map of Bell Chase Subdivision, as said Map appears of record in the Office of the Judge of Probate of Montgomery County, Alabama, in Plat Book 33 at Page 238.
This sale is made for the purpose of paying the indebtedness secured by said mortgage as well as expenses of foreclosure. This property will be sold on an “as is, where is” basis, subject to any easements, encumbrances, and exceptions reflected in the mortgage and those contained in the records of the office of the Judge of Probate of the County where the above-described property is situated. This property will be sold without warranty or recourse, expressed or implied as to condition, title, use and/or enjoyment and will be sold subject to the right of redemption of all parties entitled thereto.

The successful bidder must tender full funds at the conclusion of the sale in the form of a certified check made payable or endorsed to Padgett Law Group. No personal checks will be accepted.
