Sale at public auction will be on 10/23/2025 on or about 12:00 PM, at the Inside the lobby of the Knox County Courthouse City-County Building 400 Main Street, Knox County, Tennessee, conducted by the Co-Substitute Trustees as identified and set for the herein below, pursuant to Deed of Trust executed by JAMES E BATTLE, UNMARRIED, to EXECUTIVE REAL ESTATE TITLE INSURANCE COMPANY, Trustee, and recorded on 04/13/1998 as Instrument No. 66693, Book 3380 Page 672 in the real property records of Knox County Register’s Office, Tennessee.

The following real estate located in Knox County, Tennessee, will be sold to the highest call bidder subject to all unpaid taxes, prior liens and encumbrances of records:
SITUATED in District Number One (1) of Knox County, Tennessee, within the 14th Ward of the City of Knoxville, Tennessee, and being known and designated as all of Lot 53, McFAUL & McCALLUM'S BELL AVENUE ADDITION, as shown by map of same of record in Map Book 5, page 231, in the Register's Office for Knox County, Tennessee, and being more particularly described as follows:
BEGINNING on an iron pin in the northeast right of way line of Ben Hur Avenue, said iron pin being distant 147 feet in a northwest direction from the point of intersection of the northeast line of Ben Hur Avenue with the West line of Wilson Avenue, also being corner to Lot 52; thence with the northeast line of Ben Hur Avenue North 70 deg. 30 min. West 49 feet to a nail in concrete, corner to Lot 54; thence with the line of Lot 54 North 43 deg. 21 min. East 150 feet to an iron pin in the center of a gravel alley, (said Center of the Gravel alley being the southwest line of an alley as shown on map in Map Book 5, page 231); thence with the center of said gravel alley South 70 deg. 18 min. East 48.83 feet to an iron pin, corner to Lot 52; thence with the line of Lot 52 South 43 deg. 19 min. West 149.77 feet to the Point of BEGINNING, as shown on survey by G.T. Trotter, Jr., Surveyor, dated January 6, 1986, file No. Q, Drawing No. 24383, said premises being improved with residence known as 314 Ben Hur Avenue.
BEING the same property conveyed to James E. Battle by Warranty Deed dated March 31, 1986 and recorded in Deed Book 1877 page 308 in the Register's Office for Knox County, Tennessee.

If the U.S. Department of Treasury/IRS, the State of Tennessee Department of Revenue, or the State of Tennessee Department of Labor or Workforce Development are listed as Interested Parties in the advertisement, then the Notice of this foreclosure is being given to them, and the Sale will be subject to the applicable governmental entities’ right to redeem the property as required by 26 U.S.C. 7425 and Tenn. Code Ann. §67-1-1433.
