GEORGIA, CHATHAM COUNTY
Because of default in the payment of the indebtedness, secured by a Security Deed executed by Tribe Fund, LLC to Low Tide Private lending, LLC dated July 22, 2025 and recorded in Deed Book 3731, Pages 57-65; as assigned to Susser Bank and subsequently re-assigned to Low Tide Private Lending, LLC, Chatham County, Georgia records, the undersigned, Low Tide Private Lending, LLC, pursuant to said deed and the property secured thereby, has declared the entire amount of said indebtedness due and payable and pursuant to the power of sale contained in said deed, will on the first Tuesday in November, 2025, to-wit November 4, 2025, during the legal hours of sale, at the Courthouse door in Chatham County, sell as public outcry to the highest bidder for cash, the property described in said deed to-wit:
ALL THOSE CERTAIN LOTS, TRACTS OR PARCELS OF LAND SITUATE, LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF CHATHAM AND CITY OF SAVANNAH AND BEING KNOWN ON THE OFFICIAL 1953 MAP OF SAID CITY AS LOTS FIVE (5) AND SEVEN (7), BLOCK "S", LAROCHE PARK SUBDIVISION, SESSOMS WARD. SAID TWO LOTS LYING CONTIGUOUS AND HAVING A COMBINED FRONTAGE OF EIGHTY (80) FEET ON THE SOUTHERN SIDE OF SIXTIETH STREET WITH A RECTANGULAR DEPTH IN A SOUTHERN DIRECTION OF ONE HUNDRED (100) FEET TO A LANE AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCING AT THE SOUTHWESTERN INTERSECTION OF SIXTIETH STREET AND PUERTO RICO STREET (FORMERLY PINE STREET) AND PROCEEDING FROM THE POINT IN A WESTERN DIRECTION ALONG THE SOUTHERN SIDE OF SIXTIETH STREET A DISTANCE OF TWO HUNDRED EIGHTY (280) FEET TO A POINT; WHICH POINT IS THE NORTHEASTERN CORNER OF THE PARCEL OF LAND HEREIN DESCRIBED AND ALSO THE POINT OF BEGINNING; THENCE IN A SOUTHERN DIRECTION ALONG THE DIVIDING LINE BETWEEN LOTS SEVEN (7) AND NINE (9), SAID BLOCK, SUBDIVISION AND WARD, A DISTANCE OF ONE HUNDRED (100) FEET TO A LANE; THENCE IN A WESTERN DIRECTION ALONG THE NORTHERN SIDE OF SAID LANE A DISTANCE OF EIGHTY (80) FEET TO A POINT; THENCE IN A NORTHERN DIRECTION ALONG THE DIVIDING LINE BETWEEN LOTS THREE (3) AND FIVE (5), SAID BLOCK, SUBDIVISION AND WARD, A DISTANCE OF ONE HUNDRED (100) FEET TO A POINT; THENCE IN AN EASTERN DIRECTION ALONG THE SOUTHERN SIDE OF SIXTIETH STREET A DISTANCE OF EIGHTY (80) FEET TO THE POINT OF BEGINNING. SAID LOT BEING BOUNDED ON THE OTHER BY SIXTIETH STREET; ON THE EAST BY LOT NINE (9), SAID BLOCK, SUBDIVISION AND WARD; ON THE SOUTH BY SAID LANE; AND ON THE WEST BY LOT THREE (3), SAID BLOCK, SUBDIVISION AND WARD. PROPERTY MORE COMMONLY KNOWN AS 2105 EAST 60TH STREET, SAVANNAH, GEORGIA 31404 AND HAVING A PIN 2-0103-17-010.
SUBJECT TO ANY EASEMENTS OR RESTRICTIONS OF RECORD.
The sale will be held subject to any unpaid taxes, assessments, rights of way, easements, protective covenants or restrictions, liens and other superior matters of record which may affect said property.
The sale will be conducted subject to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and to final confirmation and audit of the status of the loan with the holder of the security deed.
Notice has been given of intention to collect attorney's fees in accordance with the terms of the note secured by said deed.
Said property will be sold as the property of Tribe Fund, LLC and the proceeds of said sale will be applied to the payment of said indebtedness, the expense of said sale, all as provided in said deed and the undersigned will execute a deed to the purchaser as provided in the aforementioned security deed.
