NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Rosa Kathleen Perry, Jared Micah Marino, Nicole Perry to Mortgage Electronic Registration Systems, Inc., as nominee for Homebridge Financial Services, Inc., dated April 11, 2022 and recorded in the Norfolk County Registry of Deeds in Book 40454, Page 247, of which mortgage the undersigned is the present holder, by assignment from:
Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Homebridge Financial Services, Inc., its successors and assigns to Freedom Mortgage Corporation, recorded on December 23, 2024, in Book No. 42176, at Page 355
for breach of the conditions of said mortgage and for the purpose of foreclosing, the same will be sold at Public Auction at 5:00 PM on October 29, 2025, on the mortgaged premises located at 82 Paine Street, Unit 2 a/k/a Unit 82, Ace Condominium Trust, Bellingham, Norfolk County, Massachusetts, all and singular the premises described in said mortgage,
TO WIT:
Unit 2 in the Ace Condominium Trust located at 82 Paine Street, Bellingham, Norfolk County, Massachusetts, a Condominium established pursuant to Massachusetts General Laws, Chapter 183A, by Master Deed dated February 28, 1985, recorded with the Norfolk County Registry of deeds in Book 6692, Page 229.
Said Unit contains 2,750 square feet more or less, including basement and is shown on floor plans of the building recorded simultaneously with said Master Deed.
The Post Office address of the Unit and the Grantee is 82 Paine Street, Bellingham, Massachusetts 02019.
Said Unit is hereby conveyed together with a one-half undivided interest in the common areas and facilities and described in said Master Deed and in the Declaration of Trust of Ace Condominium Trust dated February 28, 1985, recorded with said Deeds at Book 6692, Page 238.
This conveyance is subject to the restrictions of use, rules and regulations of the Unit as contained in the Deed from Y.B. I.S. Realty Trust to Craig J. Evans et ux dated June 5, 1985 and recorded with said Deeds at Book 6735, Page 559.
The Grantee acquires said Unit with the benefit of, and subject to, the provisions of Massachusetts General Laws, Chapter 183A, related to Condominiums, as that statue is written as of the date hereof and as it may in the future be amended, the Master Deed, the Declaration of Trust, by By-Laws and Rules and Regulations from time to time adopted thereunder, and subject to any real estates taxes attributable to the Unit and which are not yet due and payable.
Subject to restrictions recited in Deed recorded with the Norfolk County Registry of Deeds at Book 8828, page 571.
Each of the Units may be used only for residential purposes permitted by the Zoning By-Laws of the Town of Bellingham.

These premises will be sold and conveyed subject to and with the benefit of all rights, rights of way, restrictions, easements, covenants, liens or claims in the nature of liens, improvements, public assessments, any and all unpaid taxes, tax titles, tax liens, water and sewer liens and any other municipal assessments or liens or existing encumbrances of record which are in force and are applicable, having priority over said mortgage, whether or not reference to such restrictions, easements, improvements, liens or encumbrances is made in the deed.
TERMS OF SALE:
A deposit of Ten Thousand ($10,000.00) Dollars by certified or bank check will be required to be paid by the purchaser at the time and place of sale. The balance is to be paid by certified or bank check at Harmon Law Offices, P.C., 150 California St., Newton, Massachusetts 02458, or by mail to P.O. Box 610389, Newton Highlands, Massachusetts 02461-0389, within thirty (30) days from the date of sale. Deed will be provided to purchaser for recording upon receipt in full of the purchase price. The description of the premises contained in said mortgage shall control in the event of an error in this publication.
