BOROUGH OF RUTHERFORD
ZONING BOARD OF ADJUSTMENT
TAKE NOTICE that on the 21st day of October, 2025, a hearing will be held at 6:00pm before the Borough of Rutherford Zoning Board of Adjustment for the appeal or application of the undersigned Majid Kazerani and Tonia Kazerani to convert the existing non-conforming two-family dwelling into a multi-family. (limited to one apartment and one mother/daughter apartment) on the premises located at 155 Ridge Road, and designated as Block 123, Lot 5.02, Rutherford, New Jersey which property is located in the R-1B District (Residential – Single Family). In the event the Board determines that the application is a conversion from a two-family dwelling to a multi-family dwelling with three residential units the applicants will request an use variance, site plan approval and related variances. The applicants will request a use variance and a variance for existing lot area, maximum coverage of impervious surface, existing minimum side yard setback and any other relief so the Board deems just and necessary. On September 19, 2006 the Borough of Rutherford issued a Certificate of Occupancy to convert the three-family home/office into a two family and the property tax record sheet showed the property as a three-family (Attached).
The Zoning Board of Adjustment will hear this appeal at 6:00pm on October 21, 2025 on the second floor of Borough Hall, 176 Park Avenue, Rutherford, New Jersey. Members of the public may appear and present any objection or evidence relating to this appeal. Documents relating to this application may be viewed at Borough Hall by appointment.
