WANAQUE BOROUGH PLANNING BOARD
PRELIMINARY AND FINAL MAJOR SITE PLAN AND LOT CONSOLIDATION
PLEASE TAKE NOTICE:
That on October 16, 2025 at 7:00 p.m. at the Wanaque Borough Hall, located at 579 Ringwood Ave, Wanaque, NJ 07465, the Wanaque Planning Board will hold a hearing on the application of The View at Lakeside I Urban Renewal Company LLC, for Preliminary and Final Major Site Plan and Lot Consolidation Approval at which time and place all interested persons may appear either in person or by an attorney and present any objection or questions you may have to the granting of this application. The premises in question is a 427,080 SF parcel of land located in and subject to the Lakeside Manor Redevelopment Plan (the "Plan"), Fourth Amendment that imposes the R-40 Zone regulations subject to any changes in the Plan. The Property is identified as Block 200.20, Lots 1-48 (formerly Block 200, Lot 8.09) and more commonly known as Mountain Lakes Drive, Wanaque, New Jersey. The applicant is seeking Preliminary and Final Major Site Plan Approval and Lot Consolidation Approval and any and all deviations, variances or design waivers required that may be deemed necessary to permit a development consisting of a 62-Unit market-rate residential building with related parking, outdoor amenities, infrastructure and utilities. The applicant may require deviations from the Redevelopment Plan regulations, including: maximum impervious coverage whereas 21.12% is was previously approved, 9.95% was permitted as a concept, and 11.99% is proposed; minimum off-street parking setback whereas 45FT was previously approved, 45.31FT was permitted as a concept, and 43FT is proposed; minimum front yard setback to Linda Rd., whereas 50FT was previously approved, 253.57FT was permitted as a concept, and 256.4FT is proposed. The applicant may seek additional variances, deviations and/or waivers as required by law or by the Borough of Wanaque Planning Board during the course of the public hearing(s).
A copy of said application and related documents are on file with the Wanaque Planning Board, 579 Ringwood Ave, Wanaque, NJ 07465, and may be inspected by all interested parties during normal business hours.
