NOTICE OF MORTGAGEE’S SALE OF REAL ESTATE
Premises: 518 Snell Street, Fall River, MA 02721
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Michele R Dacruz to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for United Wholesale Mortgage, LLC, and now held by TH MSR Holdings LLC, said mortgage dated September 21, 2021 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 10737, Page 121, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for United Wholesale Mortgage, LLC, its successors and assigns to TH MSR Holdings LLC by assignment dated December 2, 2024 and recorded with said Registry of Deeds in Book 11666, Page 90; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on October 30, 2025 at 11:00 AM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
BEGINNING at a point on the Northerly side of Snell Street by land now or formerly of Martin Quinn, thence running Northerly by said last named land One Hundred and 1/10(100.0) feet to land now or formerly of Augustus Chace;
thence running Westerly by said last named land fifty-four and 45/100 (54.45) feet to land now or formerly of William Walton;
thence running southerly by last named land forty and 1/10 (40.1) feet to land now or formerly of Bertha Wrigley, et al;
thence running easterly by said last named land forty-two and 45/100 (42.45) feet;
thence running southerly sixty (60) feet to Snell Street;
thence running Easterly by Snell Street twelve (12) feet to the point of BEGINNING, containing 10.66 square rods, more or less.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor’s Title see deed dated September 21, 2021 and recorded in the Bristol County (Fall River District) Registry of Deeds in Book 10737, Page 118.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale.
