Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Michael P. Bradford and Janie Bradford, husband and wife, originally in favor of Johnson and Associates Mortgage Co., Inc on March 12, 1999, said mortgage recorded in the Office of the Judge of Probate of Montgomery County, Alabama, at Book 1972, Page 0310, as modified at Book 6063, Page 806 and further modified at Book 6221, Page 442; the undersigned The Bank of New York Mellon f/k/a The Bank of New York as successor in interest to JPMorgan Chase Bank, N.A. f/k/a JPMorgan Chase Bank, as Trustee for WAMU Mortgage Pass-Through Certificates, Series 2004-RP1, as Mortgagee/Transferee, under and by virtue of the power of sale contained in said mortgage, will sell at public outcry to the highest bidder for cash or certified funds, in front of the main entrance of the Courthouse at Montgomery County, Alabama, on November 4, 2025, during the legal hours of sale, all of its right, title, and interest in and to the following described real estate, situated in Montgomery County, Alabama, to-wit:
