TARTESSO COMMUNITY ASSOCIATION, an Arizona non-profit corporation, Plaintiff(s),
vs.
HEATHER RENEE GRITTON and KATHLEEN FRANCES GRITTON, individuals, reputed owners; BLACK CORPORATIONS I-V; RED LIMITED LIABILITY COMPANIES I-V, and WHITE PARTNERSHIPS I-V, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 7th day of August, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 19th day of June, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendants, Heather Renee Gritton and Kathleen Frances Gritton, as follows:
Awarding Plaintiff a monetary judgment in the amount of $7,121.16; Awarding Plaintiff taxable costs against the Defendant in the amount of $710.40; Awarding Plaintiff reasonable attorneys’ fees against the Defendant in the amount of $2,500.00; Awarding Plaintiff post-judgment interest against the Defendant at the statutory rate of 9.0% until the entire Judgment (which totals $10,331.56) is paid in full; Including payments received on or after June 19, 2025, totaling $0.00 credited upon the Judgment, thus leaving a Judgment balance of $10,331,56, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendants, on the following described real property, to-wit:
Lot 1177, of TARTESSO UNIT 2B, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 776 of Maps, Page 10 and Affidavit of Scrivener’s Error recorded as Document No. 2008-169596;
EXCEPTING THEREFROM all coal, oil, gas, and other mineral deposits, as reserved in the Patent to said land;
EXCEPT THEREFROM the minerals and substances, and the associated rights thereto, described and conveyed in that certain instrument recorded at Document No. 2017-0579126, wherein said minerals and substances were conveyed to DRH Energy, Inc., a Colorado corporation.
AKA: 3455 North 309th Drive, Buckeye, Arizona 85396.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 30th day of October, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
