EXECUTION AND ORDER OF SALE

MISSION PARK HOMEOWNERS ASSOCIATION OF MESA, an Arizona non-profit corporation, Plaintiff(s),
vs.
CRICHELLE A. ALGER, a single woman; UNKNOWN HEIRS AND DEVISEES OF DEFENDANTS, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 25th day of August, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 4th day of June, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Crichelle A. Alger, as follows:
The principal amount of $2,279.00, through May 30, 2025 costs taxed and allowed in the amount of $1,069.71 attorneys’ fees in the amount of $2,899.00 and interest on the total sums awarded at a rate of 8.5% per annum. Said judgment also awarded Plaintiff accruing monthly Assessments of $126.00 and monthly late charges commencing April 30, 2025 (currently totaling additional accruing assessments and late charges of $504.00), plus accruing and attorney fees in the amount of $1,040.00, accruing costs of $130.90.
THEREFORE, the principal amounts awarded, plus all accruing assessments, late charges and interest and any other lawful costs, charges or amounts and awarded in the terms of said judgment as set forth above, and including all lawful credits and setoffs as referenced above, totals a current balance of $7,922.61 which is now at the date of this Writ due on such judgment, plus interest.
Additional monthly Assessments of $126.00, plus late charges of $15.00 monthly commencing August 30, 2025, continue to accrue and are to be added to the current balance as of the date of this Writ and through the date of the Sheriff’s Sale of the real property, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following described real property, to-wit:
Lot 5, of MISSION PARK, according to the plat of record in the office of the County Recorder of Maricopa County, Arizona, recorded in Book 1336 of Maps, Page 8.
AKA: 2254 East University Drive #5, Mesa, Arizona 85213.
NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 30th day of October, 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
