The Lancaster Zoning Board of Appeals will hold a public hearing via Zoom and in the Nashaway Meeting Room, Lancaster Town Hall, 2nd Floor, Prescott Building, 701 Main Street, Lancaster MA, on Thursday October 23rd , 2025, at 7:00 PM to hear and act upon the following matter:
A petition by Paul Benoit (owner), 35 Fire Road 7. Lancaster, MA. 01523
A request for Variance relief, Pursuant to The Town of Lancaster’s Zoning Bylaws §220-11C(2) Permitted uses in required yards to install a 384 square foot shed with loft space in the Front Yard, and pursuant to §220-11B(4) Side & Rear Setback in the Residential District to place the shed within 20 feet of the side lot line.
The proposed site is located at 35 Fire Road 7, Lancaster. The property is in a zoning district identified on the Lancaster Zoning Map as Residential and is identified in the Office of the Assessor as Parcel # 10-14.
