Notice is hereby given to the application(s) to be considered at a public hearing of the Zoning Hearing Board of Lower Moreland Township to be held on Thursday, October 16, 2025, at 7:00 PM in the Meeting Room of the lower Moreland Township Municipal Building, 640 Red Lion Road, Huntingdon Valley, PA 19006.
25-22 The continuation of James Hwang of 3578 Walsh Lane, Huntingdon Valley, PA 19006 who seeks relief from the terms of the Zoning Ordinance of Lower Moreland Township to allow a swimming pool with a patio which will exceed the allowable lot coverage of 25% to 42.94%, where 35.63% exists per Section 208-302.C

25-24 The application of Michael Perretta & Elaine Serbulov of 1693 Silver Birch Road, Huntingdon Valley, PA 19006 who seeks relief from the terms of the Zoning Ordinance of Lower Moreland Township to allow the replacement and expansion of a deck to be 2’ off the property line where a 4’ setback is required per Chapter 208, Section 802 G (3)(a) Table 8-2.19. This applicant was before the Zoning Hearing Board to request a zero setback which was denied.

25-25 The application of Brian Klein (Pennsylvania Stair Lifts, Inc) of 2727 Philmont Avenue, Suite 310, Huntingdon Valley, PA 19006 who seeks relief from the terms of the Zoning Ordinance of Lower Moreland Township to allow the construction of five new condo units at 4000sq ft each in the rear of 1458 County Line Road Huntingdon Valley PA 19006 Parcel Number 41-00-02419-00-6 lot with parking on the northwest side and loading bays on the southeast side. The applicant is requesting a Variance from §208-603.C, Table 6-3.1, to permit the required offstreet parking to be calculated based on 1.5 spaces per employee rather than the minimum of spaces per gross-floor area. A Variance from §208-604.D, Table 6-4.1, is requested to allow the use of shared parking arrangements without adhering to the peak occupancy rate calculation requirements. A Variance from §208-603.B(2)(B.2), to permit relief from the requirement for a seven (7) foot setback between parking stalls and the building, including the associated two (2) foot vehicle overhang and five (5) foot accessible walkway. A Variance from §208-603.A(2)(B.2.C), where existing nonresidential use is proposed to be expanded, extended or increased by an intensity of over 50%, then all of the parking, loading, or stacking facilities, as applicable, shall be required to comply with Article 6. A variance is requested to permit both existing and new spaces to continue under the employee-based ratio.
