NOTICE IS GIVEN that, pursuant to the Order Resetting Foreclosure Sale dated the 6th day of October 2025 and the Final Judgment of Foreclosure dated the 8th day of April 2025, in Case No. 2024-CA-003282, of the Circuit Court of Sarasota County, Florida, in which ANTHONY J. RUDOLPH; SARASOTA COUNTY, FLORIDA; UNITED STATES OF AMERICA; JANSEN SHUTTERS & SPECIALTIES, LTD; and ONEMAIN FINANCIAL GROUP, LLC are the Defendants, the Clerk of this Court will sell to the highest and best bidder in an online sale at www.Sarasota.realforeclose.com, in Sarasota County, Florida at 09:00 a.m. on November 7, 2025, the following described property set forth in the Order of Final Judgment:
COMMENCING AT THE NORTHWEST CORNER OF SECTION 9, TOWNSHIP 37 SOUTH, RANGE 18 EAST, SAID POINT BEING AT THE INTERSECTION OF THE CENTER LINES OF SWIFT AND MADISON ROAD, THENCE RUN SOUTHERLY ALONG THE CENTER LINE OF SWIFT ROAD A DISTANCE OF 327.8 FEET; THENCE RUN EASTERLY ON A LINE PARALLEL TO THE CENTER LINE OF MADISON ROAD A DISTANCE OF 570.3 FEET FOR A POINT OF BEGINNING; THENCE CONTINUE EASTERLY ON THE SAID LINE PARALLEL TO THE CENTER LINE OF MADISON ROAD A DISTANCE OF 105 FEET; THENCE RUN SOUTHERLY AND PARALLEL TO THE CENTER LINE OF SWIFT ROAD A DISTANCE OF 343.7 FEET; THENCE RUN WESTERLY AND PARALLEL TO THE CENTER LINE OF MADISON ROAD A DISTANCE OF 105 FEET; THENCE NORTHERLY 343.7 FEET TO THE POINT OF BEGINNING.
THE ABOVE DESCRIBED PROPERTY BEING IN THE SOUTHEAST CORNER OF LOT 5, BLOCK 2, SARASOTA-VENICE COMPANY’S SUBDIVISION OF SECTION 9, TOWNSHIP 37 SOUTH, RANGE 18 EAST, AS PER PLAT THEREOF RECORDED IN PLAT BOOK 2, PAGE 8, PUBLIC RECORDS OF MANATEE COUNTY, FLORIDA AND ALSO RECORDED IN PLAT BOOK A, PAGE 68 OF THE PUBLIC RECORDS OF SARASOTA COUNTY, FLORIDA.
LESS AND EXCEPT THE PROPERTY CONVEYED IN OFFICIAL RECORDS BOOK 1865, PAGE 2924, OF SAID PUBLIC RECORDS. LESS AND EXCEPT THE PROPERTY CONVEYED IN OFFICIAL RECORDS BOOK 2496, PAGE 2952 OF SAID PUBLIC RECORDS.
