By virtue of a writ of Execution instituted by:
Salvatore Culotta
issued out of the Court of Common Pleas of Wayne County, to me directed, there will be exposed to Public Sale, on Wednesday the 5th day of November, 2025 at 10:00 AM in the Conference Room on the third floor of th Wayne County Courthouse in the Borough of Honesdale the following property, viz:
ALL that certain lot or parcel of land situate in the Township of Salem, County of Wayne, Commonwealth of Pennsylvania, bounded and described as follows:
BEGINNING at a point for a corner in the middle of the present day macadam pavement of PA. Route 590, said corner being the most northerly corner of the herin described tract, said corner also being located South 61 degrees 7 minutes 27 seconds East 127.97 feet from the most Easterly corner of lands of Timothy and Florine Treon as located in the aforesiad State Highway;
THENCE, in and along the middle of said pavement of PA. Route 590 South 61 degrees 7 minutes 27 seconds East 637.81 feet to the common most Northerly corner of lands belong to Charlene Breuler;
THENCE, leaving said highway and along lands of Charlene Breuler the following 2 (two) courses and distances: (1) South 29 degrees 1 minute 27 seconds West 249.20 feet to a found steel pin for a corner (passing over a found steel pin on land at 24.96 feet); (2) South 60 degrees 59 minutes (zero) 0 seconds East 381.63 feet also to a found steel pin in a stone row and in line of other lands of Kathleen Tsaousis;
THENCE, along said other lands the following two (2) courses and distances: (1) South 29 degrees 1 minute 30 seconds West 81.49 feet to a set iron pipe in a stone row; (2) South 57 degrees 59 minutes 18 seconds East 141.00 feet to a set large iron pin set in line of lands of Robert and Mabel Minnick;
THENCE, along same, and in and along a stone row South 36 degrees 20 minutes 42 seconds West 498.00 feet to a found iron pipe in said stone row, being in line of lands of Dimitrios Lymberis;
THENCE, along land of same the following (5) five courses and distances: (1) South 50 degrees 48 minuites 42 seconds West 269.78 feet in and along a stone row to a found iron pipe corner; (2) South 39 degrees 14 minutes 28 seconds East 215.47 feet to a found iron pipe corner; (3) South 85 degrees 51 minutes 6 seconds West 73.94 feeet to an iron pipe found for a corner; (4) North 39 degrees 20 minutes 15 seconds West 173.21 feet also to a found iron pipe; and (5) South 50 degrees 59 minutes 39 seconds West 394.00 feet to an inaccessible corner in a swamp;
THENCE, through and in the said swamp North 37 degrees 23 minutes 4 seconds West 738.62 feet also to an inaccessbile corner;
THENCE, by the following 7 (seven) courses and distances through land of which this was a part (now remaining) North 35 degrees (zero) 0 minutes (zero) 0 seconds East 984.28 feet to a point for a corner (passing over a large iron pin placed on line at 254.28 feet and a second large iron pin also placed on line at 748.28 feet); (2) North 55 degrees (zero) 0 minutes (zero) 0 seconds West 75.00 feet to a point; (3) North 31 degrees 45 minutes 24 seconds West 136.96 feet to a point for a corner at the terminus of driveway, a 50-foot wide common easement; (4) by said end of same North 58 degrees 14 minutes 36 seconds East 25.00 feet to a point at the center of the common easement; (5) along said centerline North 45 minutes 24 seconds West 21.64 feet to a point, the point of a curve; (6) by said centerline a curve to the right having a radius of 100 feet and an arc distance of 105.82 feet to a point at the end of same; (7) by said centerline North 28 degrees 52 minutes 33 seconds East 33.95 feet to the place of BEGINNNING (passing the beginning of the common driveway at the right-of-way line of the aforementioned State Highway Route No. 590 at 3.95 feet).
CONTAINING 25.52 acres, being a part of that certain deed as fround in R.B. 2805 at Page 97. Legal description pursuant to a survey by Karl A. Hennings, Proffesional Land Surveyor, recorded in Map Book 117 at Page 120.
BEING the same premise which Kathleen Tsaousis and Charlen Breuler, by deed dated 10/14/2013 and recorded 10/18/2013 in the Office of the Recorder of Deeds in and for Wayne County, Pennsylvania in Record Book 4635 at Page 229, granted and conveyed unto Geoffrey J. Obici and Donald H. Obici, the Grantors herein.

TO ALL CLAIMANTS TAKE NOTICE:
That all claims to the property will be filed with the sheriff before the sale and all claims to the proceeds before distribution; That a sheriff's schedule of distribution will be in his office on a date specified by him, not later than thirty (30) days after sale; and that distribution will be made in accordance with the schedule unless exceptions are filed within ten (10) days thereafter. No further notice of filing of the schedule of distribution need be given.
ANY SUCCESSFUL BIDDER MUST HAVE 10% DOWN PAYMENT AT DATE OF SALE. BALANCE DUE THIRTY (30) DAYS FROM DATE OF SALE. FAILURE TO PAY BALANCE WILL FORFEIT DOWN PAYMENT.
