vs.
SOTERO CARRILLO, an unmarried woman; MICROF, a limited liability company; UNKNOWN HEIRS AND DEVISES OF DEFENDANTS, IF DECEASED, Defendant(s).
UNDER AND BY VIRTUE OF EXECUTION AND ORDER OF SALE issued out of and under the seal of Superior Court of Maricopa County, State of Arizona, on the 1st day of August, 2025, and to me as Sheriff of said County duly directed and delivered in the above entitled action:
WHEREAS, on the 24th day of July, 2025, the above-named Plaintiff recovered a Judgment in the above-styled Court against the Defendant, Sotero Carrillo, as follows:
The principal amount of $2,657.61, through June 15, 2025, costs taxed and allowed in the amount of $1,399.91 attorneys’ fees in the amount of $3,520.00 and interest on the total sums awarded at a rate of 8.5% per annum. Said judgment also awarded Plaintiff accruing monthly Assessments of $137.00 and monthly late charges commencing June 30, 2025 (currently totaling additional accruing assessments and late charges of $137.00), plus accruing and attorney fees in the amount of $560.00, accruing costs of $135.90.
THEREFORE, the principal amounts awarded, plus all accruing assessments, late charges and interest and any other lawful costs, charges or amounts and awarded in the terms of said judgment as set forth above, and including all lawful credits and setoffs as referenced above, totals a current balance of $8,410.42 which is now at the date of this Writ due on such judgment, plus interest.
Additional monthly Assessments of $137.00, plus late charges of $15.00 monthly commencing July 31, 2025, continue to accrue and are to be added to the current balance as of the date of this Writ and through the date of the Sheriff’s Sale of the real property, plus costs of Sheriff’s Sale, together with a foreclosure of Plaintiff’s lien against the Defendant, on the following real property, to-wit:

LOT 1, OF SUMMERWIND AT DESERT HARBOR, IN THE CITY OF PEORIA, COUNTY OF MARICOPA, STATE OF ARIZONA, ACCORDING TO THE PLAT OF RECORD IN THE OFFICE OF THE COUNTY RECORDER OF MARICOPA COUNTY, ARIZONA, RECORDED IN BOOK 303 OF MAPS, PAGE 28 AND AFFIDAVITS RECORDED AS DOCUMENT NO. 86-722211 AND AS DOCUMENT NO. 87-032307, BOTH OF OFFICIAL RECORDS.

THAT PORTION OF LOT 2, OF SUMMERWIND AT DESERT HARBOR, ACCORDING TO THE PLAT OF RECORD IN THE OFFICE OF THE COUNTY RECORDER OF MARICOPA COUNTY, ARIZONA, RECORDED IN BOOK 303 OF MAPS, PAGE 28, AND AFFIDAVITS RECORDED AS DOCUMENT NO. 86-0722211 AND AS DOCUMENT NO. 87-032307, BOTH OF OFFICIAL RECORDS, RECORDS OF MARICOPA COUNTY, ARIZONA, DESCRIBED AS FOLLOWS:
COMMENCING AT THE NORTHEAST CORNER OF SAID LOT 2;
THENCE ALONG THE EASTERLY LINE THEREOF SOUTH 00 DEGREES 38 MINUTES 39 SECONDS EAST, 63.62 FEET TO THE CENTERLINE OF A 4 INCH WIDE CONCRETE BLOCK WALL AND THE TRUE POINT OF BEGINNING FOR THIS DESCRIPTION;
THENCE LEAVING SAID EASTERLY LINE ALONG SAID CENTERLINE SOUTH 88 DEGREES 31 MINUTES 58 SECONDS WEST, 19.50 FEET TO THE END OF SAID 4 INCH WIDE CONCRETE BLOCK WALL AND THE BEGINNING OF A WOOD FENCE;

THENCE LEAVING SAID LAST MENTIONED CENTERLINE ALONG SAID SOUTHERLY LINE SOUTH 60 DEGREES 10 MINUTES 55 SECONDS EAST, 53.89 FEET TO THE CENTERLINE OF A 4 INCH WIDE CONCRETE BLOCK WALL;
THENCE LEAVING SAID SOUTHERLY LINE ALONG SAID LAST MENTIONED CENTERLINE NORTH 39 DEGREES 30 MINUTES 51 SECONDS EAST, 4.81 FEET TO THE EASTERLY LINE OF SAID LOT 2;
THENCE LEAVING SAID LAST MENTIONED CENTERLINE ALONG SAID EASTERLY LINE NORTH 00 DEGREES 38 MINUTES 39 SECONDS WEST, 32.59 FEET TO THE TRUE POINT OF BEGINNING.

NOW, THEREFORE, PUBLIC NOTICE IS HEREBY GIVEN that on the 6th day of November 2025, at the hour of 10:00 A.M. at 301 West Jefferson Street, Room 250-8*, in the City of Phoenix, Maricopa County, State of Arizona, I will in obedience to said Execution and Order of Sale, sell all the right, title, claim and interest of the above named debtor, in, of and to the above described property at public auction to the highest bidder for cash or certified funds only, in lawful money of the United States, and apply the proceeds thereof to the payment and satisfaction of said judgment, together with the interest that may be due thereon and all costs of suit and accruing costs.
