By virtue of and in execution of the Power of Sale contained in a certain mortgage given by Ronald Dickerson to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Quicken Loans Inc., its successors and assigns, dated March 25, 2013 and recorded in Plymouth County Registry of Deeds in Book 43006, Page 78 (the “Mortgage”) of which mortgage Rocket Mortgage, LLC f/k/a Quicken Loans, LLC f/k/a Quicken Loans Inc. is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for Quicken Loans Inc., its successors and assigns to Rocket Mortgage LLC., FKA Quicken Loans, LLC dated April 7, 2025 and recorded at said Registry of Deeds in Book 59838, Page 335, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 114 Oak Lane, Unit 114-7, of the Chateaux Westgate Condominium, of the Chateaux Westgate Condominium, Brockton, MA 02301 will be sold at a Public Auction at 12:00 PM on November 10, 2025, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit:

THAT CERTAIN CONDOMINIUM UNIT KNOWN AS UNIT 114-7 SITUATED IN THAT CERTAIN CONDOMINIUM KNOWN AS CHATEAUX WESTGATE CONDOMINIUM LOCATED IN BROCKTON, PLYMOUTH COUNTY, MASSACHUSETTS, A CONDCMINIUM CREATED BY A MASTER DEED DATED JULY 30, 1981, RECORDED AUGUST 4, 1981 WITH PLYMOUTH COUNTY REGISTRY OF DEEDS AT BOOK 5035, PAGE 75, IN ACCORDANCE WITH THE PROVISIONS OF MASSACHUSETTS GENERAL LAWS, CHAPTER 183A, SECTION 9.
SAID UNIT 114-7 HAS AN AREA OF 895 SQUARE FEET AND IS LAID OUT AS SHOWN ON A PLAN RECORDED WITH A DEED FROM CHATEAUX WESTGATE ASSOCIATES AT 5548, PAGE 181, A COPY OF A PORTION OF WHICH PLANS IS FILED WITH THE MASTER DEED AND TO WHICH IS AFFIXED A VERIFIED STATEMENT IN THE FORM PROVIDED FOR IN MASSACHUSETTS GENERAL LAWS, CHAPTER 183A SECTION 9.
THIS UNIT IS CONVEYED TOGETHER WITH A.4485% PERCENTAGE INTEREST (A) IN THE COMMON AREAS AND FACILITIES OF THE CONDOMINIUM AS DESCRIBED IN THE MASTER DEED, AND (B) IN THE CHATEAUX WESTGATE CONDOMINIUM TRUST, RECORDED AUGUST 4, 1981 WITH THE PLYMOUTH COUNTY REGISTRY OF DEEDS, BOOK 5035, PAGE 107.

The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession.
Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
