PLEASE TAKE NOTICE that on November 6, 2025 at 7:00 p.m., the Planning Board of the Township of Howell will hold a public hearing on the application of Atlantic Health System. The hearing will take place at the Municipal Building, 4567 Route 9 North, Howell, New Jersey 07731. The premises which are the subject of the application are located at 4650 Route 9 Howell, New Jersey. Said premises are also known as Block 78.10, Lots 26 and 28 in Howell Township, New Jersey.
The applicant is seeking Preliminary and Final Site Plan approval to construct a 3-story medical office building totaling 46,500 s.f. with associated site improvements. The property is in the HD-1 zone. Variances are required for the size and setback of the proposed free-standing sign, for a total of 4 signs where 2 signs are permitted, to locate a water hotbox in the front yard and to not preserve the existing trees within the 50 ft. buffer and to instead replace the trees with new plantings. Design waivers are requested for light intensity, driveway width, for porous asphalt, for parking stall length and for tree replacement.
The applicant also intends to request at the hearing such bulk variance and/or waivers of design standards and/or submission requirements as are required to develop the premises in the manner indicated in the application materials, and any other variances or waivers that the Board may require.
All Documents relating to the application may be inspected by the public by contacting the Board Secretary during normal business hours at the Municipal Building, 4567 Route 9 North, Howell, New Jersey. Any interested party may appear at the aforesaid hearing, either in person, or by their attorney, and be given an opportunity to be heard with respect to the aforesaid application.
