NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE
Premises: 18 Hummock Road, Quincy, Massachusetts
By virtue and in execution of the Power of Sale contained in a certain mortgage given by Maryann Mahony and John Mahony to Mortgage Electronic Registration Systems, Inc.,("MERS") as mortgagee, as nominee for Reverse Mortgage Funding LLC its successors and assigns and now held by Carrington Mortgage Services LLC, said mortgage dated August 11, 2017, and recorded in the Norfolk County Registry of Deeds in Book 35368, Page 509, as affected by an Assignment of Mortgage dated April 4, 2025, and recorded in the Norfolk County Registry of Deeds in Book 42336, Page 25, of which mortgage the undersigned is the present holder, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on November 12, 2025 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit:
Exhibit A to the Mortgage given on August 11, 2017 by Maryann Mahony and John Mahony, Wife and Husband ("Borrower") to Reverse Mortgage Funding LLC ("Lender"). The Property is located in the county of Norfolk, state of MA, and is described as follows:
A certain parcel of land with the buildings thereon, situated in Quincy, Norfolk County, Massachusetts, being shown as Lot 54 upon a plan of land entitled "Plan of Building Lots at Atlantic, Quincy, Massachusetts, owned by Estate of Hanna C. Pope", dated September 1908, by Ernest W. Branch, Civil Engineer, recorded with Norfolk Registry of Deeds as Plan No. 2763, Plan Book 58, and being known in the present numbering as 18 Hummock Road, said lot being bounded and described according to said plan as follows:
Westerly by Hummock Road, formerly called Lafayett Avenue, fifty (50) feet;
Northerly by lot numbered 53 on plan hereinabove mentioned, one hundred twenty-five (125) feet;
Easterly by lots numbered 49 and 48 on said plan, fifty-one and fifty-four hundredths (51.54) feet; and
Southerly by lot numbered 55 on said plan, one hundred thirty-seven and five tenths (137.5) feet;
Containing according to said plan, six thousand five hundred sixty-two (6562) square feet.

The description of the property contained in the mortgage shall control in the event of a typographical error in this publication.
For Mortgagor's Title see deed dated October 22, 1981, and recorded in the Norfolk County Registry of Deeds in Book 5937, Page 739.
TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described.
TEN THOUSAND ($10,000.00) Dollars of the purchase price must be paid by a certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid by a certified check, bank treasurer's or cashier's check within forty-five (45) days after the date of sale.
