NOTICE OF MEETING
NEWTOWN TOWNSHIP ZONING HEARING BOARD
NOTICE is hereby given that the Newtown Township Zoning Hearing Board will hold a public meeting on Thursday, November 6, 2025, at 7:00 p.m. at the Township Municipal Building, 100 Municipal Drive, Newtown, PA 18940, to conduct a hearing on the following application and other such business properly before the Zoning Hearing Board:
1. Appeal 1237-25: Newtown Racquetball Association, Applicant & Owner, requests the following zoning relief to permit the continued existence of a wall sign which was constructed in violation of the approved Zoning Hearing Board Plan of August 24, 2014. The Applicant seeks a modification of Decision #945-13 and a variance from the Newtown Township Joint Municipal Zoning Ordinance of 2007, as amended, specifically Section 1103(C)(5) to permit a wall sign within 1,000 feet of a non-limited access portion of Route 332, Section 1106(G)(2) to permit more than two (2) signs on the property where only one (1) sign is permitted per street on which the property has frontage, and Section 1106(G)(4)(a) to permit a 31.389 square foot wall sign where a maximum size of 20 square feet is permitted. The Subject Property is located at 120 Pheasant Run, Newtown Township, PA, Tax Parcel Number 29-10-137. The Subject Property is in the LI – Light Industrial District.
2. Appeal 1238-25: Munz Construction, Applicant, and Shawn Dorsey, Owner, request the following zoning relief to permit the construction of a two (2) story addition on a nonconforming lot. The Applicant seeks a special exception pursuant to the Newtown Township Joint Municipal Zoning Ordinance of 2007, as amended, specifically Section 1208(C)(2) to permit the construction of an addition on a nonconforming lot. The Subject Property is located at 9 Clearview Drive, Newtown Township, Newtown, PA, Tax Map Parcel 29-13-20. The Subject Property is in the R-1 – Medium Density Residential District.
3. Appeal 1240-25: Johnathan Arnold, Applicant & Owner, requests the following zoning relief to permit the construction of a two (2) story addition and an in-ground swimming pool with patio on a nonconforming lot. The Applicant seeks a special exception and variances pursuant to the Newtown Township Joint Municipal Zoning Ordinance of 2007, as amended, specifically a special exception pursuant to Section 1208(C)(2) to permit the expansion or erection of a building on a nonconforming lot, and a variance from Section 401(C) to permit a front yard setback of 5.8 feet where a minimum setback of 100 feet is required, and a rear yard setback of 35 feet where a minimum setback of 60 feet is required, as well as a variance from Section 803(H-8)(b) to permit a swimming pool to be constructed in the front yard where pools may not be located in the front yard of a property. The Subject Property is located at 527 Linton Hill Road, Newtown Township, Newtown, PA, Tax Map Parcel 29-3-46-2. The Subject Property is in the CM – Conservation Management District.
4. Appeal 1241-25: 1784 Holdings, LLC, Applicant & Equitable Owner, requests the following zoning relief to permit the demolition of an existing TD Bank and subsequent construction of a three (3) story G-4 Mini-Storage building and Manager’s Apartment. The Applicant seeks variances from the Newtown Township Joint Municipal Zoning Ordinance of 2007, as amended, specifically Section 602(A)(4)(d) to permit a dwelling in combination with a business within the facility where such use is no longer permitted, Section 702(B) to permit a retaining wall with stormwater management basin to be located within the front and side yard setbacks where the front yard must have a setback of at least 75 feet and the side yard must have a setback of at least 30 feet, Section 803(G)(G-4)(1) to permit use as a Mini-Storage facility without construction of a six-foot high physical barrier, Section 1001(F)(5)(C) to permit the use of only 59 parking spaces where at least 234 parking spaces are required, Section 903(B)(4)(a)(1) to permit more than 25% of steep slopes between 15-25% grading to be disturbed where no more than 25% of such area shall be developed, regraded, and/or stripped of vegetation, Section 903(B)(4)(a)(2) to permit more than 15% of steep slopes above 25% grading to be disturbed where no more than 15% of such area shall be developed, regraded, and/or stripped of vegetation, and Section 1002(I) to permit two (2) loading berths where at least twelve (12) loading berths are required. The Subject Property is located at 98 U. Silver Lake Road, Newtown Business Commons, Newtown Township, PA, Tax Map Parcel 29-10-40.1. The Subject Property is in the LI – Light Industrial District.
